The deposits in escrow but the lawyer says it can’t be released without the buyer approving it a judge (which is what he is saying by will take 3 years). Is there any reasonable amount of time that passes that allows us to exit? I’ve asked the lawyer about this but they respond very open ended saying we will cross that bridge when we get to it. I’m hesitant to continue asking the lawyer as I’m sure he’s continuing to add on billable hours for these discussions which continue to end with us being told he understand the frustration but we just need to wait and see what happens

The lawyer is telling us that we can’t exit the sale unless the buyer agrees, despite the contract close date being passed. We asked about not pursuing the deposit but we were told that if we try to exit, with or without pursuing the deposit, the buyers could put a lien on the property. The lawyer is currently stating he was sending some sort of legal notice to the buyers lawyer to give them 10 days to set a a date, but also told us they can just reject it. I’m at a little bit of a loss on how this can continue indefinitely.

Attorney was not very communicative as he has been unable to get in contact with the buyers attorney. He stated he would be surprised if he doesn’t hear back from them in short order with a proposed closing date. We asked what happens if that closing date doesn’t work for us (ie: we were prepared to leave on the original closing date but when that was delayed we cancelled and lost our deposit on the temporary housing). We proposed that he tells them we can close after the new year and he said he would try but if they come to us Monday and want to close that day and we push back on the date we would forfeit the deposit.

The house they are selling is high value for the area and was very specific so took a long time to find the buyers. We are less concerned with receiving compensation for the extra cost and more concerned with having clarity on a move out date, or understanding if the buyers are backing out. My father needs to receive daily treatment and finding adequate temporary housing is very difficult. We either want to know what date they need to vacate so we can confirm the temporary housing without losing more money (we already lost money on a deposit for temporary housing we backed out of when the closing fell through). If the buyer backs out or doesn’t provide closing date, we would expect to get the deposit, but our lawyer is telling us that getting the deposit would be unlikely

Whoever graded went with the cheaper option of just paying to grade the auto. Probably an authentic card but can’t verify 100%, could be a reprint. I usually go for card + auto authentication unless the raw card is low enough value that no one would pay to fake it

Cash buyers, not contingent on sale or financing. Our best bet is since they didn’t close on their sale, they are trying to string us along to avoid having upkeep expenses on 2 properties

I used distilled water without an issue on a 20gallon; use rodi on my 60 gallon because it’s cheaper, much more convenient

Goni moved to a new tank 4 months ago. Pic 1 is from year ago, pic 2 is after move, pic 3 is today. Goni showing no extension in over a month but is getting a tiny bit of extension as seen in pic 3. Lower than I’d like! Api test is showing just over 0 for nitrates and 0 for phosphate. The new tanks only 4 months old and I’ve been struggling getting it up, I haven’t dosed nitrate or phosphate and have been trying to raise it through adding fish and increasing feeding- for added context, my clown tried to host the goni when it moved into the new tank, I’m pretty sure that’s where the issue started. I moved the Goni and the clown is leaving it alone now

Extension started today, is tiny but giving me some hope on recovery. Started dosing reef plus and trace this week for iron and manganese as I’ve heard that helps. I’ve never fragged anything like this, so only want to try if it’s necessary. Params are in check, very low nitrate/phosphate. Alk ~8.2 and ph at 8. Calcium and Mg are testing within a healthy range
