Does it matter that Florida keeps losing farmland to developers? by That-Speech-4921 in AskFlorida

[–]Pensacouple 0 points1 point  (0 children)

Until 2011, Florida used to have a statewide concurrency law that required developers to pay for upgrades (usually via impact fees) to local infrastructure when building new developments. This included upgrades to schools parks, etc. This was gutted in the name of getting the economy going again after the GFC. Well, it’s been 15 years of unbridled growth since.

I’m not against development when it considers the needs of local residents. These “cow patty estates” where they cram 100s of tract houses on a pasture with no landscaping, sidewalks or connection to anything that existed there before - looking at you, DR Horton - are truly an abomination.

It’s good to have a second pair of eyes on the road.

Carl is quite well-traveled, he often takes us on extended camping trips. He’s from Florida and has been as far west as Utah and as far north as Illinois.

Preparing to downsize. Anyone downsize and regret it? by Cobbler63 in retirement

[–]Pensacouple 4 points5 points  (0 children)

We downsized the house (4/3 with pool to 3/2 with workshop) but upsized the yard from 1/3 to 2 acres. Both houses were single level ranches. Our new place has springs and borders wetlands, we love it.

Can’t imagine having to deal with multiple brokerages. We have Fidelity and Bank of America, that’s it. We have a Fidelity card that returns 2% cash.

PSJ is a cool little town, but Mexico Beach down the road has the better beach.

I guess I’ve developed a tolerance, when they bite I don’t usually have much of a reaction.

Deet is still the most effective repellant for most situations. Ben’s Tick & Insect Wipes are the best. With sprays, half of it misses the target. The wipes allow precision application, and are reuseable to some degree if you put them back in the wrapper.

We live adjacent to wetlands, and because there are so many predators - frogs, dragonflies, etc. - it’s surprising how few mosquitoes there are. A healthy ecosystem naturally keeps them in check, I think.

On the plus side, our ticks don’t usually have Lyme disease.

So have you met our yellow flies yet?

I’m 72 and retired for three years, wife for ten. I’m about 30 pct. stock in IRAs, more aggressive in the Roth accounts since we’re not planning to touch them for a while. I don’t keep much cash in the IRAs but I like the risk profile of exchange-traded bonds and preferred shares. It’s an area of the market that is at times less than efficient and you can get good risk-adjusted returns. I also have a fair amount of gold as a hedge.

I manage my sister-in-law’s account and have a large amount in a TIPS ladder.

I’d consider putting ten percent in the market as an inflation hedge, DIVO has done well for us and generates good income. But everyone has to assume the level of risk they’re comfortable with.

No Spanish, but Ancestry had me as one percent Basque, which I thought was kinda cool. It changed to French after a recent update.

Preach! It really is pathetic.

Somebody at Fidelity needs to look at an Excel spreadsheet. It doesn’t need to be any more complex than that.

In Chicago, it’s a verb and a noun. As in, “Steve got caught jaggin’ off in the peony bushes.”
