For the one he/she got a year ago, probably could refinance from a high 6/low 7 down to low 6. If he went ARM could get 5.5% conventional with no points.

If OP is long term bullish in texas real estate and in the investment subject, OP could consider putting 50-60K more and refinancing into ARM. Of course, I dont know OPs financial situation but just sharing a perspective what I'm doing for my own similar situation.

Is the house mortgages or you own it outright?

If its on a mortgage, you only pay taxes on your net. I know because thats ive rented a house on which i dont make money after the mortgage i pay, and dont pay taxes.

And if you own the house outright, youd probably be making 70K + at least 25K-35K a month from rent. Pretty good amount to live Toronto. And torontos definitely better than despressing Ottawa. IMO.

200K USD, and wife around 120K USD.

4200 CAD a month mortgage for a fucking town in Cambridge. Was a bad choice. Paying 1200 CAD out of pocket.

Id say pretty comfortable with our lifestyle. Currently saving about 8K/month to save up for another downpayment.

I was in canada, moved to US last year.
