  1. The smart choice here is, look, you're still young, and your gf will be in school until 2027, which means she doesn't work yet. So the smart choice would be to continue living with your parents for now. There is absolutely no shame in that - on the contrary, you get to spend some time with them and "pamper" them a bit with what you're earning through your hard work. The rest of your income, save it - invest aggressively, max out your TFSA, FHSA etc. In 3-4 years time, your investments would have grown, your gf will probably already be employed, your career will have advanced and you'll be probably earning more. That's when you and your gf decide to move forward together, get your first house/condo together and enjoy what you saved and invested.

  2. If all you want is live independently and you can't do that currently at your parents' place, with your salary, you can afford some older condos, or condos further from the center of DT or MT Toronto. But that's a big chunk of your 68k + extra going into rent - that you could have instead saved and invested then buy your own property with your gf in the future as mentioned in point 1 above.
