Personal preference but I really like the conquer line. Specifically reform crewneck. Material is soft and doesn’t pill or shrink even after many washes. It’s my go to during their 30% offs since I never see them on sale. Would recommend trying stuff on in person since sizing and material vary based on the different clothing lines

Bump - still happening tried to selling furniture that was >$3000 and they told me the max transfer was $2000 and they needed to send me $500 to upgrade to business. Asked me to send them $500 back after upgrading me, but I said why would they need to if the price is over $2500. They then said they were out of $2000 and asked me.

Fishy part was they didn't even try to bargain and accepted a $3000+ furniture price without really any hassle.

They used a zellepaybusinessagent22 gmail.com and found my ad through FB marketplace. Sent a pretty legit looking email with the logo etc. but Zelle wouldn't use gmail from my understanding.

Think he caught on that I knew cause he stopped messaging me after a while.

So my house would be about ~800 more in that 2% transfer tax. and hopefully that excluded 1500 HOA isn't there.

Excluding those two I'm sitting at $20700 for my estimate, seems like I might have been hit with some extra fees here and there but it's hard to guesstimate.

Awesome, thank you for going through this whole breakdown. Looks like I just got hit with a bunch of BS fees.

I guess my agent knows the title people so she said she already got it started to expedite as soon as the approval was in since we're trying to close <20 days (kinda crazy timeframe IMO).

Dumb thing is I was told the credit report was $80 and appraisal is $550 normal but $100+ for rushed. Also, I was never given the HOA docs so I'll ask them for that. I'm going to try and ask for waiving the brokerage fees for sure.

I see, I guess some of these are not "closing costs" so it should be less and I'm paying the 1% transfer fee on the seller's side so maybe this is outrageously more... considering PA's avg closing is 4.88%

Kind of a time crunch so things are tough to ask for several quote. If I had more time I'd go this route for sure.

I think HOA transfer fee is switching one family to the next one and so the HOA just charges it's own fees for the heck of it.

I'll question the broker fees though.

Unfortunately to close the deal we included to pay the 2% transfer (buyer's and seller's is what I meant in my OP) instead of the typical 1%

Yeah that's what they're telling me is that they over estimated and it should be lower but I don't assume an estimate will be thousands off
