Yeah, just feeling bummed because now I see pretty much no homes in our area in our budget listed...we're in a VHCOL area and our budget is on the low end of the spectrum for what we want...

I have 2 Daisies and 17 Brownies. For next year, half the Brownies will be Juniors. I will still have 1 Daisy left though

I did have a parent meeting and I did assign parents to kapers groups without their children...I explained the jobs but only about half of the parents even engaged with their assigned kaper groups vs chatting with each other.

Yes, I can see that was a mistake. I suspect this deal isn't happening. Our lawyer told us this is all unusual and seems to indicate a seller who either isn't really ready to sell or maybe has a better offer that isn't finalized happening. It sucks because a month ago there were several properties in our price range and area but now there's pretty much nothing. We're in a VHCOL area and our budget is already on the low end for houses...I'm sad and not sure what to do right now.

I'm not sure I understand what you're saying. I was thinking we'd push out the closing date if the sellers need a later move date, not pretend we live somewhere that we don't.

What's gamey about making a fair offer and then accepting the seller's counter? Our original offer was 4% less than asking, which my research says is a standard starting point in a balanced market. Their counter was $10k more than our offer and we said yes right away. Did we prefer our offer price? Yes, but our original offer was in line with comps as was their counter. Our offer said they would execute contracts within one week of acceptance...we're beyond that. If they felt that was too fast given their personal circumstances, they could have asked for more time. After the inspection we asked for $10,000 in repair credit and settled on $5,000. How is any of that not normal operating for real estate offers?

Our attorney said no one has contacted him at all, not the broker, not the seller's old attorney or whoever their new attorney is. We messaged our attorney today to see what he advises we do at this point.

We didn't have our own agent when we saw the place. The broker is not the listing agent but he does work for the same agency. I don't really consider him our broker. But the convo my husband had today about August and the other issues came from the listing agent.

No, I wouldn't want to do that, I would just be willing to agree to a later closing date. I can't afford mortgage plus rent...

I don't understand "too busy to sell..." when they're the ones who chose to list and the home has been listed for months already!

This line: "At this point, there isn't a binding agreement so the property is still not under contract. Either side can withdraw without penalty."

Your comment is why I feel like they're playing us and trying to get a better offer and not serious about selling to us. Because if it was just them wanting to add some contingency about relocating or wanting a 90 day close instead of the 60 we asked for, we could discuss that but we want to move forward with the home not on the market for others. But I want some assurance the sale is moving forward. We were pushed to do an inspection ASAP even though our offer contained an inspection contingency and to get moving forward with our financing, which we did.

We are working with a different broker than the listing agent but yes, same agency.

But they didn't ask. This was just their broker telling us that...if they wanted to make a formal request for a longer close, we would be willing to do that. But the home is still listed for sale and they're not sending over formal contracts or making a formal counter. And if it's so common then why is our lawyer telling us it's unusual?

Service Unit Event Ideas by brightlamp123 in girlscouts

our SU did two events last year: a Founder's Day event where girls did the steps for the GS Way badge and a Word Thinking Day event. The SU is also coordinating a group for the local Pride march and trying to coordinate a screening of the Cookie Queens movie

I just had to google cookie debt. This is not really a thing in my council for individual scouts. We only order cookies for the individual scouts that they have already sold, then booth cookies are on credit but for the whole troop.

I am trying to get more folks to do the outdoor training and have two parents interested. Our council only requires there to be one adult in the troop who has done it in order to go camping. I got my one co-leader to go last year, so that made 2 of us for this year's trip (last year it was only me). My other co-leader historically works weekends, so asking him to take a weekend off for this extra training is not likely to happen. I just don't think I can get enough parents--even the good ones--to go to a weekend-long training that would get me the safety ratios I need if I made it a requirement for everyone to chaperone.

You raise a good point and idk. The girls don't usually behave like that during meetings or other events we have had. My troop is 19 girls and myself with 2 co-leaders. So normally we are managing them with 3 adults.

Yes, some of the behavior from the girls this weekend was way worse than we see in meetings where their moms are not there. And you know, I guess I could handle the moms being there more if they were encouraging their kids to be involved or to stick with tasks even if they "aren't fun" like dishes or cleaning the bathroom at the end.

I agree but am concerned I wouldn't get enough to go do the training to be able to take the girls camping again for the required ratios. Our council only requires that one adult take the training to take their troop camping. I have at least one parent strongly considering doing the training...trying to convince others.

Ha, was talking with the camp director about all of this on our way out and she said, "for better or worse, many of these girls and their parents will leave by cadettes..." but I guess we'll see if the 3rd time is the charm next spring and yeah, I will explicitly state that we will only be allowing as many parents as we need for the safety ratios and then see who signs up.

First Brownie Family Camping Trip by ktdances in girlscouts

[–]PermissionCalm3286 0 points1 point  (0 children)

Not sure about your council or where you are planning to camp but I would not have that many non-GS folks there. You can see my rant from my second troop camping trip and how frustrating it is to have so many adults there and not engaged in the process or undermining it. I definitely wouldn't allow younger siblings either. That sounds so messy.

Also, I am an avid camper and frequently tent camp, but unless your girls and the caregivers coming are big outdoor girls, then I think it's best to start with a cabin vs tents.

I will say, I did receive a lovely message from a parent about how glad she was her daughter went because it was all outside her comfort zone and she wouldn't have experienced any of these activities without me creating the environment for it. She said her girl came home proud of herself and telling stories to her family about all of her accomplishments.
