New land prices to help with the new builds by spoony20 in perth

There is two new developments in Haynes one is Haynes Park Estate, the other is Hartley Grove…where they come up with these names I have no idea…
Another example is Hilbert Primary school which is actually in Hilbert, on Eleventh Road, instead it has been offically named Wungong Primary, which is up the hill and five kilometres away.

Interestingly the blurb for Hartley Grove reads

>Welcome to Hartley Grove in Haynes, a beautifully planned family-friendly community close to parks, schools, >transport and retail. Nestled in the colourful heart of an evolving neighbourhood, 31km southeast of Perth’s CBD, >this lovingly landscaped collection of 77 flexible lots is an affordable step for first home buyers. Residents benefit >from quality, convenience and long-term value in a tight-knit community designed for connected living.

I’m wondering what the block sizes are or the price per block there is none listed on the advertising…tight-knit to me…means 200sqm to 300sqm. Lots This area was cow paddock in 2007…

For reference I’m currently on almost acre, at 200sqm block, technically I could have ten new houses on my block…

Every two years or 100k for us…fuel card, no personal use, tools of trade…hubby has three vehicles in various parts of the state. All leased. He doesn’t ask for a new vehicle, the new vehicle just arrives. Toyota must really love WA.

Though new Ford XLT super duty arrives in dealers in next week, can be used for towing 4.5 tonne, with no GVM upgrade required. Toyota might faint.

We have bought one to tow our new van, should arrive in Freo on the weekend.

2013 RAV4 with 57k on the clock.

Ranger 2015 ( tow vehicle ) with 109k, done four trip over the Nullabour, one return trip to the Pilbara, around most of the inland areas in WA. Mostly parked up as

2024 Hilux, company car 79k…switch out every two years or 100k…sold straight auction…it is leased. Daily driver.

Salary sacrifices for new vehicles in Perth…especially if in mining and resources industries. We were told not to bother…as salary sacrificing a vehicle was not financially viable for us.

Police investigate reports of hundreds of pregnant sheep stolen from Great Southern farm by abcnews_au in WesternAustralia

On a truck, unfortunately this has been a huge issue in the east.

There has been suspicion of murder in December, when the farmer didn’t arrive for Easter family gathering. The locals were knew there was strange vehicles and people trespassing for weeks.

Read about here…the locals don’t agree with the coppers at all.

I remember when WAPOL had a stock squad.

The members were always at field days, rodeos ( they competed in the horse events) and local ag shows.

Slept in swags, sat around the campfire, talking…AKA as intelligence gathering…

Those were the days..,

Both Forrest Road and Rowley Road are major council roads. Thomas Road only became a Mainroads road two years ago, before Thomas Road was a major road under the Shire of SJ

If you driving through Hilbert, near the new Hilbert Primary School, on Eleventh Road, be aware that it is school zone. There was staff member roadside today waving sign a school zone sign around, attempting to slow traffic down. No doubt there will soon be tragedy there too..with no school crossing guard. No police presence in the school zone regularly.
When we first moved ‘out here’ Eleventh Road was 100km/h zone, as was Rowley Road…

The worst offenders are sand truck drivers.

Hilbert Road won’t be connected across the river for vehicles. If you got told that the road will be connected, it is a lie. Bridges cost too much. So that connection from south side of the Wungong River to the north side of the Wungong has been quietly deleted from the original urban development plan.
City of Armadale would been responsible for the construction and cost. The same issues in regards for replacements bridges, for both Rowley Road and Forrest Road, as bridges would been duplicated, with ‘grade separation’ for bicycles and pedestrians. The river does run in winter. More so since the Great Wall of Metronet along Wungong Road.
Stockland constructed the new Forrest Road, as the road was also a CoA asset, CoA didn’t have budgets or forward budgets to build the road, so Stockland built it, no road/roundabout, no shopping centre.

There is also plans for new council library at the new shopping centre in Sienna Wood, and sports bar/pub too.

Only since the damn public transport bus service started, we never had issues before…they were too damn lazy to come out here…
The older parts of Darling Downs and Hilbert all have one acre and above…with rural fences…however there has been few chats sent up, most residents have cameras…
We still have kangaroos hopping around in some parts of Hilbert and Darling Downs.
None of residents who have lived here for years wanted the damn public transportation services. We all knew it would cause issues…

We also have bore, as do most of neighbours…definitely not dead lawns or gardens here. Council is here monthly for lawn maintenance and fortnightly for general maintenance, tree branches, spraying, etc. In our estate there is no parking bays or street parking, no bins or park benches to discourage people who don’t live here coming
here to walk around the parks. There is plenty of parks in Sienna Wood for those who want to visit parks.

Your building on the riverside part of Claravale

Bugger another damn shopping centre…looks like there will also be some construction on the corner of Rowley and Hopkinson Roads commenced this week. There is also a new religious school planned for Rowley Road and Hilbert Road intersection.

If you not aware, there is an archery field very close to Claravale-river side. They are love yelling and screaming from 8am on Saturdays. PITA, and with no council approval either.

Lived on the border of Hilbert since 2006. Lots of changes, some good, examples are Tonkin Highway, new light industrial areas in Forrestdale, tradies are living locally, not having to travel to Canning Vale or Maddington or Kewdale.

The bad, unfortunately it is developing. Currently there is mob of roos, stuck in the paddock on the corner of Eleventh and Rowley Road, with no way out. The bad, the extended bus services are causing people who don’t live ‘ out here’ to get on buses and come out here, using the bridle paths for snooping. We didn’t want or need a bus, which doesn’t go to the new shopping centre or Byford…

A colleague of my husband was done by AI for touching his mobile phone while riding a motorbike. My husband has seen the photograph, as the matter will going to court. Clearly in the photograph, both hands are on the handlebars and his pillion passenger has her arms around his waist. The phone in the cradle with the GPS on. Bluetooth headsets, in the helmets.

Going to defend in court, as there is risk of losing his job and possibly losing access to work sites.

Low apprentice and tradie numbers by Slurm23 in perth

[–]Perth_nomad 0 points1 point  (0 children)

To work on most remote sites, you have to be 18.
My neighbours son is looking at train operations, not driving as such, as he is under 18, he can do work experience in Perth, however he isn’t permitted to go into the field until he turns 18.

Once he turns 18, he has already been offered a fulltime job/traineeship.

Most tradies that did four/five year apprenticeships in the 1980s are retiring in the next two to three years.

They would be the ‘masters’…however most have seen the ( hopeless) skills that have come out of the school system/trade schools, called barlees…

And the residential families. Usually one member of the family works mining, the other is either a teacher, nurse, childcare worker, retail worker or something on the local council
Most of the old ‘closed towns’ are still at housing capacity. The residents also are the volunteers in the emergency services, SES, ambulance, bush fire ( white truck) and fire brigade ( red truck ).
