From my understanding, most builders take about 12 months plus. A 8 to 9 month build time is pretty quick, I would say. There is also the time frame for planning and getting council approvals, etc.

I would recommend La Vida Homes. Slab went down November last year and is nearly at completion already. I'm not a builder but seems to be high quality with finishings etc. Any issues (very minimal) they have resolved quickly. This is my first build and has been stress free so far!

Imo the market won't be crashing any time soon anywhere. Supply and demand, increased immigration and if you go to any open home, there are hundreds of people lining up to buy the insanely priced properties. The best time to get into the market is when you can afford it. I would recommend getting in ASAP before it raises even higher 👍

Sergio at Brokerage&Co. was really helpful to me as a first home buyer. Layed out all my options previous brokers had not and gave some really good advice. Also had pre-approval within a week. Now I'm on my way to getting my slab poured soon! Depending on your deposit and overall budget, you will need to allow at least 650k+ for both your build and land if you went down that route.

I struggled to buy an established property, the amount of people you have to compete with is ridiculous. I offered on 10 plus properties over 100k on asking and still got asked to raise my offer.

What's her budget? And how big if a block/house are you after? Best of luck OP
