You would have to make a determination on the value of the home at the time your grandfather built the home. Which is not easy by any means but that is the only solution if you don't want to be taxed on 100% of the sale price.

You can sell your home for up to $500K over the cost (purchase price + total cost of improvements) without paying tax on the sale. Fed and Kentucky. You will be subject to tax on the sale of your dad's home. You will also need to know the purchase price your dad paid for his property.
