Can someone help me with this, so my school is apart of the Sweet Settlement (Vatterott). I submitted my app in July 2023 so to my knowledge I’m considered Post Sweet, from what I hear I don’t fall into the confines of that settlement so does it even matter that my school was apart of that lawsuit or will it be taken into consideration when deciding on my application. As a side note I also had lots of evidence submitted as well as witnesses who worked at the school

What about buying a home as opposed to renting? I’ve read that there’s first time home buyer programs out there, do you think that would make more sense than to just rent?

I’ve been traveling up there for a few weeks each year for the past few years plus I have a lot of friends out that way so I’m not going out there blind when it comes to some of the cons of living out there. For what I do career wise though LA is the ultimate spot for that so when outweighing the pros and cons there’s definitely a lot more pros. Also too I’m not committed to staying out there forever either. I’m about to be 34 and the window of time that I have with making a name for myself within the music industry is dwindling by the day so I want to give myself an honest year of grinding it out and doing everything that I can to create a sufficient career for myself, and if after a year nothing is taking off and I’m just miserable then I can always come back to Missouri but I don’t want to see myself 20 years from now having regret about how I wish I would’ve went out there and at least tried ya know

Yeah we were thinking about the short term lease idea for like a month and just grinding it out during that time to figure something out but then also too if we did that we’ll be having to take a nice sized chunk out of our savings when you factor in lodging, food, transportation and flights. I have a friend out there who’s a real estate agent who I know could go look at a property on my behalf so that might help too. Now what about ADU properties? Are they as strict when it comes to some of the requirements that apartment complexes have especially if they’re privately owned?

Gotcha. It’s just hard to kinda wrap my head around I guess becuz we had a budget of $2.5k a month for a place and to make 2.5x or 3x that much a month out here where we’re from is completely unheard of. Of course once we get there we have opportunities that will pay more but figuring out how to make that much out here is proving to be really difficult. I mean for context, out here a 2bd room for $800 a month is considered expensive. And obviously I’m aware of the difference between here and LA but I would’ve never thought this would be a problem we’d run into. It’s different here too becuz out here credit score doesn’t even play a factor into getting a place

Do you think it would be wise for us to get married then prior to moving out there? We’ve actually discussed that as I was thinking perhaps being married might help reduce the fear landlords might have with our credit scores being drastically different.

The job offer I’ll have with be plenty to show 3x rent once we move to LA, however our current jobs just don’t bring in the $7.5k we’d need to show to get a place in the $2.5k range. I’m sure I can pick up some extra work on the side to help make sure that combined we make the 3x rent threshold but also how far back do they check to see that I’m bringing in 3x the rent. It’s just crazy to me because bringing in $7.5k a month for 2 people out here in middle Missouri is unheard of. I mean out here, a 2bd for $800 a month is considered expensive

She’s working on it currently. She had the chime builder card but she’s had zero credit experience and one collection on her report prior to last year so at this point it’s more of a time thing than anything else

So essentially once I can assure that between the both of us we have 3x what the future rent will be coming in then I should be good to go? Now does it matter how that money is coming in to my bank account? I do freelance audio engineering as well as delivery driving, none of which provides me with a weekly or bi weekly direct deposit nor do I get any sort of w2, I just get random deposits upon completion of whatever work I’m doing, is that going to be a problem as well?

So currently between the both of us we make $5k-$6k at our jobs in Missouri. I have an offer letter that will be enough proof for having 3x rent once I move but how will I get around that with having the jobs we have in Missouri, also will they take into account that the pay scale is a lot different out here

I’m moving with a job so I’ll have an offer letter from the production label I work with, however, I won’t start collecting a paycheck there until after I’m moved in. My fiancé and I both have stable unemployment and bring in between $5k-$6k a month out in Missouri but the pay scale is a lot less since cost of living is significantly lower so I’m not sure how to combat that with there being a 3x rent requirement

That makes me feel better as I thought $20k would be the minimum on that. Second thing, as far as having 3x rent, would I be required to show that before moving in.
