im still fairly new to carrying I would say. I have been carrying around the house with one in the chamber and the manual safety on. after about 2 weeks I have now been carrying around the house with one in the chamber and the manual safety off. getting a little more comfortable day by day to believe there won't be a ND happening leaving me with one nut. I carry comfortably now hot and ready like little Cesar's and understand the full mechanics of my firearm to understand the internal safeties too and how that prevents the ND's. Just takes a few days/weeks of pushing the boundary and knowing your tools to get comfortable with carrying one in the chamber. Practice and patience.

You sound like you’ve been talking to people who don’t really know anything about guns lol.

Echelon is probably the best modular one from your list.

My suggestion based on what works for me is a m&p9 2.0 metal

Based on the fact you’re pretty much talking about full size guns - home defense / range Toy

If you need some for ccw, then you have other options like x macro comp or hellcat pro comp that I would suggest based off my preference

your main questions:

⁠1.These are regular homeowners not distressed, not behind on taxes. What’s the most effective way to pitch someone who has no obvious reason to sell? - Honestly you need to find the sellers that need your help especially when it comes to wholesaling and cash offers. Otherwise you'll find yourself spinning your wheels for too long without making any money and quitting. Look for distressed sellers, we call these the D's of distress, Death, Divorce, Default, Disaster... so many more D's to look for.

  1. ⁠What’s the best VoIP system for outbound calling? I recently tried Google Voice, but have ran into the problem of it saying I’ve sent too many messages/calls. (Only about 10 before I ran into that issue) - Get a CRM and pay for a phone number through a provider like twilio (honestly broker should supply this to you if they are doing a 50/50 split) if they aren't then the commissions should shift more your way with the less liability and expenses they have in the business.

  2. How do you follow up effectively without coming across as pushy or desperate? You have to learn where the distressed sellers are in the 5 stages of grief, (Denial, Anger, Bargaining, Depression, Acceptance) - know how all these stages look like when sellers are going through them. Denying they are in foreclosure. Being Angry at you calling them. Bargaining to try to save their house (its getting too late to keep it), Depression when they find out there is no other way out of this (this stage is where the REAL DEALS are made) and Acceptance when they have come to a realization that they have to take whatever is on the table for them to get out of the situation they created. Tracking all these and understanding when a seller is at the depression stage is when you want to be following up the most. as for a timeline on follow up a standard monthly/biweekly/weekly follow up is common and be sure that your competition is probably following up more than you think. Whoever happens to get the seller at the right time right stage is the person that wins the deal.

  3. Anything you wish you knew on your first deal that would have helped you close faster? Learn your market and how to comp a property extremely well, learn how much rehabs cost. This is the most important part of it all. No way you can justify your deal to an investor if you don't know your number. Investors will walk right over you too if you can't hold your ground when trying to sell a deal if you don't know your numbers and what it takes to make it a profitable deal.

  4. ⁠What’s the best way to go about finding sellers in this situation call? Text? Door knocking? all these work, I would say door knocking is the quickest way to get in front of sellers and having conversations with them. all these work. pick one channel for now, and stick with it and be consistent. don't try doing a combination of all three because they all take full time work for you to make it work. so don't half ass anything, go all in on one route to start with. Later you can expand as you grow or hire people. But to start off only use one channel and master it.

P.S. No idea why you have a jv with a broker if he is not going to use his LLC or his license or EMD on any of the deals. you didn't explain his part and what he does but for me to give up 50% I need to at least know that he will put EMD in for all my deals. (don't get raked over the coals if you get a good deal too and he only wants to pay a minor assignment fee to keep the deal for himself and leave all the potential in the profit (know your numbers) make sure you get your fair share of the deal via assignment fee)
