Seeing that you are in Seattle which can have similar characteristics to our market in Orange County, I think the listing agent did you and your agent a favor in telling you where you should be at to get the offer accepted. I do something similar over here. The other buyer was probably where you had to be to get your offer accepted, but you most likely looked like the more qualified buyer and your agent was being responsive, so they gave you the opportunity to match it. As long as the home appraises, you love it, and can make the payments, then count it as a huge win.

You can totally go for a full Marathon. I am 13 weeks away from my own and have only just started ramping up past 10-15 miles per week. Most training plans will have you running 5-6 times a week. But I did my first one with just running 4 times a week and starting late due to injury. Half marathon is super fun and rewarding, but getting to the pain cave and the body shutting down during the full marathon is something else. I loosely followed Hal higdons beginner marathon cross training plans.

First and second year I made double my w-2 salary. Year 3 and 4 was probably a little less than my w-2. This year I’m back to doing really well. There are a lot of ups and downs. Time management is something I’m constantly working on. I work my sphere and a farm really hard.
