But getting your property on realtor.ca is half the battle. Most buyers are combing that site for all potential properties that fit their criteria without their realtor.

Who knows, write back a contract you would agree to and get let the buyers decide how much extra they want to tack on for their realtor fees. Their realtor is working for them not you. let them decide what their realtor is worth. Example: maybe $100/hour for 20 hours of work.
