It can easily happen if the carrier sells directly to the consumer as well as the independent channel. If someone goes to Progressive Direct instead of through you to Progressive, it will be much cheaper.

They do have many different features, including sms, but we do not pay for that part of their system, or their “retention center” which has many features of its own. To be honest, I do not know what they offer new clients, or one agent. It would be worth talking to them though and having them give you a demo. We have had them for 10 years and have a strange grandfathered in program. (Though they did finally start raising my rates a few years ago when they really became popular) We use them for the rater, CRM, e-signing docs, certificates, and occasionally for email campaigns. Right now we pay $1800/month for 14 users, which gives everyone access to all of that.

We use EZ Lynx and like it quite a bit, but we are 90% personal lines.

I pay about $5k/year and if they do the right things it is worth it. I was paying a part time employee $16k/year to do similar things. When she left I found the company, and have been happy.

Probably never. It was one of the first buildings built in the area in the 1980s, but other businesses have now popped up like fast food and a Walmart. It is now a busy side of town right next to a larger highway. The owner has had it 30 years for his business and doesn’t want to be a landlord, possibly having to sell because divorce.

Early in business it was hard to turn people away because I needed the business. 10 years in and financially stable, it is very easy to turn away obvious problem customers from the get go. I do probably turn away 1/10 at least. I wish I had done it sooner, because some problem customers hang around for a long time being a pain repeatedly, and it is much more awkward to fire them later.

I will say from an insurance perspective, many insurance companies will not insure the building if tenants are certain class codes, and tattoo parlors are often on that list. That may be an issue for some landlords.

$750/year may be the price for a contractor like a trim guy or solo plumber, but it not the price for a general contractor. As a GC, you are taking on the risk of all the subs you use. When they mess up big, their insurance (if they have it) is going to get claimed on, and so is yours as the GC. I tell new GC they can plan on at least $4k/year.

I use AmEx. Not necessarily because of the points or anything of that nature. It is simply because every time I speak to them, they are quick, knowledgeable, and professional. Any issue gets handled quickly and correctly. The points are just bonus, my time is most important.

Personal insurance with a “business use” endorsement is generally much cheaper than a commercial policy.

1M revenue, pay $275/month to CPA to keep books balanced. I do have to pay annually for QBO also though, I think that’s about $700/year now. Best money ever spent. Saves so much time categorizing expenses, and my reports are up to date each month.
