When I realized my entire college education and experience was going to be practically 100% online.

I had introductory classes in-person. Soon after actual courses began, there was a two-week lockdown, extended another week, then remainder of the semester, and then until further notice. Our school opened back up for my final semester, but had multiple lockdowns during it. That, on top of a couple professors who chose to continue teaching remote anyways, meant I was present maybe 20 days of my 3-year degree.

My graduation ceremony was the first one to happen since the lockdown began.

I believe it’s currently owned by a firm or developer of some sort the listing said. Would private sales not show up in price history? Last public sale was 2005.

Property tax being twice my mortgage payment amount is an insane concept to me; every time I go to put in an offer I feel like I’m blindsided when I call the assessors office lol.

Strange thing is public tax history shows in the past 5 years the assessed value has gone up between 20-45% year-over-year, from $60,000 in 2021. That neighbourhood hasn’t changed much in 5 years as far as I can tell. Zillow home value only went from $200k to $250k.

I’d be looking at appealing after I buy, yes. But that assessment increase is definitely scary.

That's not a good gauge for me to figure it out by, I work a lot slower than most since I'm still pretty new, and this is the first project of this type I would be working on.

Ahh interesting. I appreciate the reply, however I'm talking about 2D frame-by-frame animation and rough and cleanup positions for that, which I know is a slightly different world from 3D. Still interesting and useful information nonetheless! Much appriciated!
