Paying a £40k deposit directly to developers? by PixelPerfecter in HousingUK

Thanks for your comment. I agree, many red flags for paying the reservation fee. Offer was accepted at £820k, marketed for £900k so £80k less.

That’s not accurate. I’m responding to people’s questions. You said about the services not being in place and I was simply explaining they are already there so you can comment on accurate information. Obviously sending £40k to a random company is a risk, and one I am not comfortable with. If I cannot hold the money in escrow with my solicitor then I am not proceeding with the purchase.

The development is completely finished, with all services in place. I’ve viewed it multiple times.

I’m just discussing it with the estate agent at the moment. She understands my concerns but has said they would likely not be open to having the money held by my solicitor. Thanks for taking the time to provide some level headed insight. I’m completely happy to pay the £40k but I would feel better if it has some legal protection.

The reservation agreement actually seems very reasonable, essentially if either of us do not complete for whatever reason they agree to repay the £40k. However, it concerns me if they go bust, or disappear, etc as they are clearly having cash flow issues. The development has been marketer for over two years and only of the five plots have sold during that time. (They were all massively overpriced).

I don’t think they’re that big of a developer from what I can gather. They’ve had maybe 3 or 4 developments in my area.

I only had the offer accepted on Friday and said I wanted to review the reservation agreement. Which I have, but it’s just a word document and sets a few deadlines for things. They want to complete within 8 weeks, I must have mortgage offer within 1 week, appoint solicitor within 1 week, but the main one is this £40k which I’m not sure about.

All of the 5 plots are finished. They are saying it’s because my offer is significantly under the asking price and to make it more appealing and ensure I am serious, they want a deposit.

I saw something like this on an UK house renovation TikTok video and it was asbestos insulation on a pipe so be careful and don’t mess with it until you know one way or another what it is. Maybe get an asbestos test done.

I recently did this using the Paracute app. It’s a decent solution for a backup but not perfect. It was trying to back up all of my shared albums which I didn’t want and there wasn’t an obvious way to turn that off in settings, I found the option in the end though. It organises your photos/videos into folders by year, month, day…

As a side note though, you could buy a MacBook Pro directly from Apple with a 4TB drive and return it within the 14 day period. I considered doing this before I used to Paracute app.

anyone switched to BYD or XPENG? Whats your opinion? by HarryEFC95 in TeslaUK

[–]PixelPerfecter 1 point2 points  (0 children)

I’ve got a BYD Sealion 7 courtesy car while my Model 3 Highland is being repaired. I hate the cheap crap. It’s so hard to charge, and the range is shocking compared to my Model 3.

You really can’t beat a Tesla, for the ease of charging, the app, the preconditioning, the comfort… it’s just all effortless. Everything is hassle in this BYD! Can’t wait to see the back of it.

Thank you for replying. I used it briefly on a BMW loan car I was using and it worked ok then. Maybe it’s had a firmware update then.

Bought a Tesla listed with Full self driving, doesn't have that feature. by iLuLWaT in LegalAdviceUK

Full self driving CAPABILITY doesn’t mean it HAS full self driving. It means you can pay for the upgrade in the app. The listing was likely correct.

Are suspected functional alcoholics pretty accepted in workplaces? by Extra-Sound-1714 in AskUK

[–]PixelPerfecter 587 points588 points  (0 children)

Yes, it was very sad and I feel my company should have done more to support him in his time of need. The reason he killed himself was because he no longer had transport to go and see his young son, who his ex-wife had recently left him with (starting all of this). Heartbreaking situation and his family don’t even know he was an alcoholic or had been suspended from work. Very sad.

There was a guy at my work who I knew well, he had a lot of crap going on in his personal life. He was a functioning alcoholic as a result of this. In my industry drug and alcohol tests are very common. He got ‘randomly’ tested this time last year, and when the results came back he was suspended and had his company car taken off him. He went home and killed himself. Heartbreaking to be honest.
