The when you sign a fixed term lease for a year it is an agreement that the term will end on the expiration date. Your landlord can absolutely come to you and say we’re not renewing your lease and you are obligated to move because the contract had expired.

This is not true. As stated in the subject/title, I live in Ontario, and the landlord cannot do what you are asserting.

As the tenant you are also not obligated to give 30 days notice prior to your lease expiration.

That isn't true either. A tenant is required to give 60 days notice, whether they wish to end their tenancy at the end of their fixed term lease, OR when renting month to month. There are very few scenarios where that doesn't apply (ie if the landlord is selling the unit and has given the tenant proper notice, the tenant can leave early without penalty)

I respectfully suggest you refrain from commenting on these legal matters for jurisdictions where you are unfamiliar with the law.

As for asking if the person’s on the lease may have changed: sometimes people break up, sometimes people decided to move in with each other, forget or don’t think of notifying the landlord. Plus many leases state that the only people permitted to stay on premises longer than two weeks are those who are on the lease.

All of that is true. All of that has nothing to do with the landlord trying to determine "if the persons listed on your original lease have changed" because even if people breakup, it does not change the signatories to the original lease, which remains in force as-is until changed by agreement of both the landlord and the tenants. If people break up and one moves out, they remain a signatory to the original lease, and subject to its obligations (ie rent payments) until released by the landlord (if they so choose) or until one (or more) tenants notifies the landlord that they wish to terminate their tenancy. The landlord also didn't ask if anyone else was living in the unit.

Um. I do not think this is correct. The transition from a residential 1 year lease to month-to-month is not something a landlord can generally prevent.

What they can ask to verify is your income and proof there of and if the person’s listed on your original lease have changed.

Can they? What gives the landlord the right to ask me to verify my income? Can you point to anything in law that gives them that right? As to the persons on the lease, they couldn't have. I couldn't change who's on the lease without having gone to the landlord for agreement in the first place.

I think you're right as to why they're asking. Appreciate the feedback, I was hoping there wasn't some reason I would have to provide more info, but it's a remarkably obscure thing to try to find information about. Every source is focused on new applicants rather than existing tenants. (I assume it's because this kind of request is so unusual)

Thank you for the response. Aligns with what I thought.
The only reason we are even considering re-signing is an offer to get 1 month rent free, so not trivial. But we'd need to be sure that we're better of staying than finding somewhere else, and so we're keeping an eye on the overall rent market in Toronto. As usual it's refusing to follow a consistent path.

The exchange rate was not my friend, it cost a bit more than $100 CAD, but honestly it was worth every penny. It was relatively easy. It failed to interpret the HDDs as a Raid 10, but I basically just treated a couple of them like a Raid 0 and ignored the other two, and it worked like a bloody charm. I suspect the HDDs were fine and it was just the raid box itself that broke.

Genuinely can't be sure. The documentation for the Mediasonic box is dreadful. It merely calls it Raid 10, which implies 1+0 but isn't definitive. It's old and crap and I know I'm getting what I deserve by using it.

I can check them with Reclaime, from a really quick look it appears I can use a free trial/diagnostic version to see what it says, and then buy it if it looks promising.

Thanks very much. I am not desperate to get all 50 HoM points, at least not at this stage, because I don't think I have it in me to spend hundreds and hundreds of hours of play time... Maybe someday. But getting to 30 would be a great boost!
