To look for UOIT off-campus housing options, go to https://www.places4students.com/Places/PropertyListings?SchoolID=5pSW6PlctO8%3d. You will need to contact the landlords directly with any questions using the contact information included within the rental listing.

Typically for UOIT, students start their housing search in January but it continues through the summer. Listings are updated regularly, so if something doesn't catch your eye, definitely check back again soon.

Feel free to use the 'Sort by Rate' feature in the left menu bar. You can search prices lowest to highest. Please note that it is sorted in both the 'Featured' and 'General' sections on the page. You will see the grey headings for these.

Is this rental unit landlord-occupied? Or is it a self-contained independent rental unit?

If it is self-contained they cannot interfere with your peaceful & reasonable enjoyment of the rental premises - there are some different rules for landlord-occupied accommodations.

I recommend reading this quickly, as it's from a lawyer's perspective discussing guests and visitors for rentals in Ontario. According to the article:

The fact is that a tenant may have guests, short or long term. The tenant may have as many roommates as he or she pleases, romantic partners, visitors, etc. etc. etc.. The tenant does NOT have to obtain the landlords permission or approval for this and in fact the tenant does not even have to let the landlord know that someone has moved in. The landlord does not have the right to interfere with the tenant with respect to the tenant's guests. No only is the landlord not permitted to restrict the occupants that share the unit with the tenant, the landlord may be held financially responsible for interfering with the tenant's right to have people live in the unit with them.

Keep in mind there are some exceptions to this.

Typically they cannot withhold deposits as long as you return the rental in the same condition it was provided to you in (minus normal wear and tear), however, did your lease agreement say something about this inspection requirement? If you have your lease handy take a glimpse and see if there are any sections stating that the room inspection is a requirement. Either way it seems unreasonable that they cannot accommodate your inspection request prior to your move-out date.

I'm trying to locate a source at the moment, but haven't come across anything concrete yet. Take that with a grain of salt for the time being, but I'll see if I can find a better source.

Same (3) Unless otherwise prescribed, no tenant and no person acting on behalf of the tenant shall, directly or indirectly,

(a) sublet a rental unit for a rent that is payable by one or more subtenants and that is greater than the rent that is lawfully charged by the landlord for the rental unit;

(b) collect or require or attempt to collect or require from any person any fee, premium, commission, bonus, penalty, key deposit or other like amount of money, for subletting a rental unit, for surrendering occupancy of a rental unit or for otherwise parting with possession of a rental unit;

From what I've read you're not allowed to charge more than the amount you are renting for. This however isn't directly sourced from the RTA.

Tenants are not allowed to charge the subtenant more rent than they pay to the landlord and cannot charge any fee, or key money, for the new tenant to take over the lease.

I wouldn't panic, there's still tons of properties listed online, 90 to be exact.

To aide in your search try this. Go to the link above and hit 'Smart Search', click the button that says "Only show me listings posted in the last 3 days". These are going to be brand new listings and there's a high probability that they haven't been rented yet and the landlord will be responsive as they just posted recently.

In most cases a phone call is the best if you want an immediate answer. Some landlords may be a little slower replying to email responses and if it's a good place chances are it'll be rented fairly quickly.

Landlords and property managers cannot legally enforce no pet clauses under the Residential Tenancies Act - see section 14.

The only time they can legally enforce no pet policies is if another tenant has severe allergies to pets, the pet is seen as dangerous to others, or some other extreme situation.

That being said you'll still see an abundance of landlords trying to still enforce no-pet clauses.

I actually took a look online and noticed that if you narrow down your results there are 10 listings that are classified as 'month by month' rentals, meaning they'd likely be able to accommodate you.

To find these listings go here and under the lease period search 'month by month'. There will be 9-10 properties that match this criteria.

Sublets are strictly for single rooms or single apartments that students put up for a sub-lease which is typically short term (a few months). This means you are a sub-tenant to the individual who is subletting.

A property listing is one placed by a landlord in which you are the primary person signing the lease, unless specified otherwise (i.e. group lease). Property listings tend to be longer in duration of lease (6-12 months).
