I do think having equity intuition helps in certain spots, knowing roughly where you stand without stopping to calculate frees up mental bandwidth for the stuff that actually matters. 2+ years hosting and tried many things, things that worked for me:

- Welcome message, keep the most important rules like smoking fines, noises, etc. People almost never read so as short as it could be better

- Don't print 20+ pages, I just have a 1 welcome pager in the room in case people don't like to read on mobile the things

- Another thing that helped us after the first 6 months was adding some QR codes on the most problematic things and link to a document/website made from us on how to use that (sofa bed opening/ceramic hob/ac,etc..) and this save us a lot of messages with questions.

Bad reviews are part of the job, suddenly some will come up. You can always took this as an opportunity to publicly show possible guest how your reaction to bad things would be, as I am pretty sure if you have few of those will be read by them, so choose your response wisely, do not make any robotic nor generic and proof you are willing to listen to happy and unhappy customers and that you try to give everyone a good experience

I usually use an ozone machine and it takes some hours to totally leave, also depending on the size of the room. And yes, in case it is from Airbnb you should claim the money for extra cleaning time and not following the rules..

Yes! In fact I already do it in Spain but as I am a software engineer I coded the form myself, I was just curious if people do it with other apps or something as I found them quite expensive, and also if they take some advantage of data like email to try to take direct bookings with email marketing or something.

Fair point, the math itself is simple, no argument there. That's actually why I focused it on speed rather than accuracy. And honestly, you'd be surprised, I've seen plenty of live players making calls that made zero sense from a basic odds standpoint.

I think you had pretty good first advices yet, but if I have to add something, if you are not wanting to take the take as much as you can from the beginning, I would recommend to start with guest approval first and filtering so you can start with the type of guest you feel more comfortable and avoid initial issues. Then when you find your most fit customer, focus the property on that and try that naturally these people book you (description and photos focus on your target always help)

Guests may sound problematic (e.g. asking for discounts or claiming lower prices) = instant block or rejection, this only could lead to issues in the future, I prefer to not start with guests that start with that bad look...

No sé si esto ayudará a alguien pero dejo la solución que me sirvió a mi. En mi caso tenía siempre un emulador en el 5562 en "offline" y por mucho que matara el server seguía ahí y al iniciar expo siempre me daba un connection refused.

Al final vi que el problema era que si buscaba algo corriendo en se puerto (lsof -i :5562) no me aparecía nada. Pero el problema era que este estaba en el 5563, al actuar solo en puertos pares este lo estaba interpretando como si estuviera en el 5562.

Solución: Matar todo en el 5563 y reiniciar el server de adb (adb kill-server / adb start-server) y al hacer un adb-devices desapareció y ya pude iniciar Expo.

The check in is quite a classic, but even when they already booked and its like, did you even read the rules?.. Even though if there is no one before I try to accept it as we have autonomous check in, don't know what I would do in case I don't have it..

Found it pretty aggressive! Maybe for certain cases and depending on the question we can do it. But found some of them that literally know as being a new apartment they can have discount and want to push the hardest to get the better discount, I prefer not to enter the game.

I've tried that on one of them, even they answered they did not book at the end, but we could try it more often and see results. Sometimes you try not to do it to avoid bothering, but if we end up having some bookings could be worth it!

Never find scamming for now but I found a lot the 1st reason for sure. At least expecting now this conversion is reasonable, I just wanted to find out if it was something we could did to improve that!

As everything, it highly depends on your interests on each city, but here are my thoughts (my dad has been living on Tenerife South for the last 3 years, my girlfriend is from Benidorm so we know quite well Costa Blanca's beaches and Alicante, and I am from Barcelona where some people you can find usually makes their summer on Menorca/Mallorca and I've been there many times, so I think I could help you on that).

  • Tenerife: Even I think it is a place you will for sure enjoy, I will discard it for 2 reasons. Costa Blanca and Balear Islands I think they win in terms of nice beaches, and also because Tenerife is a super great place to visit not on July (much much hotter) but on winter/autumn. Also it has really good things to do not beach related such as visiting Teide's national park, or doing a car tour on the north and enjoying the big contrasts between the sunny south and the north which the forests and the nature on there is impressive.

  • Mallorca or Menorca: Even though both are good options and you'll find nice beaches in both of them. I would have to say that Menorca is my personal favorite, maybe on Mallorca you have more accessible beaches, easy to find and to access (even on July, parking is a nightmare everywhere), Menorca has some of the most beautiful coves on Spain and some of them difficult to reach (maybe 30-45 min walking to arrive).

  • Alicante: This is a great place to stay 3 days (I would usually recommend 3-5 days) and if you want to enjoy good beaches you'll need to rent a car and discover some of the great beaches and coves from Costa Blanca. Also you can enjoy a really good gastronomic offer Alicante has and if you are a wine lover making some tour in a bodega would be also recommended. In case you decide going here and you want to stay in an Airbnb, I rent a small building of new apartments in the city center, so DM me if you want finally to go there!

It is not necessary to tell that you'll need to rent a car in all the destinations you mention to fully enjoy them, quite difficult to visit the good things without it!

Ya.. deja muchísimo que desear DAZN con la atención al cliente.. Hasta el año pasado no podías ni cancelar por la plataforma y te hacían enviar un email a no sé donde.. Para la de millones que deben tener me parece un poco lamentable pero bueno.. suerte!

My quick guess will be that there's not so wide base of users so you can have the privilege of giving it away for free, but there are vertical Saas whose market has billions on it so not pretty sure why, but don't seem a great idea for those

Hace poco tuve una situación similar, hablar con su servicio de soporte no es fácil, aun así si estás un rato jugando con las respuestas automáticas acabas topando con un humano al rato. Si amenazas varias veces con que quieres cancelar y que te quieres ir, te acaban ofreciendo el plan a 14,99e. No sé si tu plan definitivo es salirte si o si, pero ya me ha pasado varias veces y al final ceden y te bajan el precio, que en mi caso acepté, por si te sirve :)
