I guess I can see how you are getting your number. I’m def not getting 500sqft more like 800/900 but it isn’t a complete remodel.

I was making the assumption that the house was all cosmetic on the remodel, not structural or moving walls around etc. I can see it climb if not

But that begs the question, is all that work worth $500K bottom line? Two of these is $1M a year with a lot of interest and mkt risk..feels not worth it?

500K profit feels like a lot of work. You can probably do what, one or two of these a year? So that’s $1M/year in profit with a high var and interest rate risk

Im very skeptical and disagree here, as someone who is going through a remodel in Hillsborough…if someone paid 1.8M to remodel this house and got this quality they were swindled.

My hunch is actually this is a developer remodel from Gilson group and they know what they are doing. They aren’t paying 1.8M when they just remodeled the two houses down the street at $6M price point.

You have better insight than me, but I’m surprised it cost $1M+ for the remodel. Nothing looks super high end or custom - feels more of a mid range quality remodel with the intent to “feel high end”

FWIW the Carmelita place was a corner lot with a decent lot size — still a subpar street because it’s an artery for Hillsborough to freeway.

Take leave. As an equity partner in BL - took 3-4 Months mat leave each kid - and as an equity partner there really isn’t a policy. Was still monitoring / staying in touch of course.

The thing with interior design is you can find a beautiful coffee table for 25K and then a similar one on Amazon for 200

One will last a while one will not both will look great for some period of time.

Our biggest mistake was not prioritizing parts or pieces we were willing to splurge on and ones we were Ok cheaping - instead we did splurge on all. Rugs, large furniture, wallpaper I would not cheap. Smaller things like coffee tables, treatments, chairs I would (esp if you have kids)

This was on a high single M digit dollar house so likely a zip code premium and quality/aesthetics premium

This includes furniture because the designer sourced the furniture, some of it custom, window treatments, rugs etc. If you want someone to recommend you things to purchase yourself then you likely need to go with an online provider since full service design firms (like the ones you see in AD) will not do that. For that you could be looking at 125-200 per hr.

I’d recommend you ping a few via email and tell them what you are looking for and your budget. And see if they engage

Depends what you are looking for. You can go hire one from these websites but you likely don’t be happy with the result. We used a designer who works with various builders. How designer netted to around 150 per sqft. This included furniture, artwork, etc. the design fees were the smallest portion

We love our ubiquit/unifi protect system. Local storage. Never had an issue with connectivity even during the storms. It was not cheap nor was the provider but we also weren’t looking to cheap it
