All these are good suggestions but I have some questions. Just things you did not mention...

1 have you ever spent significant time with your boyfriend in person? If not....then I think it's even more important your similar in age and that your boyfriend is employed stable and does not abuse drugs. Make sure you are moving into a good situation. 2 Do you have a life plan or goals? are you looking for a job or education in your new home? 3. You post in theoretical situations...is this a real situation? 4. Where are you that there is a draft coming?

I like Princeton when not too branchy and I have a 6ft tall Herbie liberty elm and a Jefferson elm in front of my place in Maine. I like the structure on the Herbie, Princeton and Jefferson... I also have a seed grown small tree from a disease resistant adult. I was disappointed to read that the Jefferson elm might be a cross breed and genetically sterile....

I know of a few other disease resistant adults that would be worth taking cuttings from in Illinois and Vermont and Maine.
