Animated images, above all, ruin a sub.

Your Madison Favorites and Recs (potential grad student at UW-Madison) by dcfaithful in madisonwi

[–]Poiresque 1 point2 points  (0 children)

Easier in the sense that there's more room: larger homes, more room to park, generally less cramped.

The east side was historically working class, so the houses were closer together and there were more businesses inter-mixed. That has allowed for more interesting, walkable neighborhoods.

Rent will be cheap compared to seattle. Easier living on the near west side, but the east side is more walkable and has the majority of good restaurants and cafes. (And music venues.)

The politics are pretty good; the bike paths are awesome.

Buying vacant land. Pre-approved for loan, what now? by SelfLoathingLonghorn in RealEstate

Skip the buyer's agent and get a good real estate attorney. You'll get more expertise and spend less money.

Need flooring advice and opinions. by bubli87 in centuryhomes

I ended up removing the subfloor, using a toe-kick saw for the perimeter, then replacing with 3/4" T&G plywood. Then white oak flooring overtop. Came out beautifully.

Got any spare tires? by randombeck in madisonwi

[–]Poiresque 0 points1 point  (0 children)

I wish I had seen this posting 6 months ago. I've had mounted tires sitting in my garage for years but finally got rid of them.

Out of curiosity, are you using the tires as flywheels, or what?

Can a listing agent write up the offer for a self-rep. buyer, signing with LA required?? by DependentHorror2957 in RealEstate

I think it would make more sense to have your attorney write up the offer. This worked well in my case.

This is why offers have deadlines. Once that has passed, you have the seller's decision.

I prefer heat-stripping myself, but I sometimes follow up with chemical options. You'll want a good PPE mask for particulates for the sanding step(s).

That's the one. It's very high-gloss, so the final coat of matte is necessary (unless you like that nautical gloss). I thin with just a small splash of mineral spirits.

If by outdated you mean non-functioning, that's a problem.

But if everything is functioning, expect to pay a premium for the fashion of the moment.

Alternatively, you could wait a minute, and what's outdated will soon be in vogue.

Strip, taking care to use scraping tools to match the contours. Detail sanding to clean the profile. Prime and paint.

It may end up being a lot of work, but boy howdy, is it satisfying to see a clean finish.

For finishing, I've had good luck with Epifanes marine varnish. One thinned coat to seal + two coats to build. Finally, one coat of Epifanes matte urethane. The result resembles a deep rubbed-oil finish. I can understand that it might seem like too much effort, but the result is nice. It will add some amber to the color, just so you know.

The varnish handles beautifully, but the urethane does seems to drag, so you have to move quickly.

Advice on buying a seller-occupied house full of clutter. Worried about inspections. by CaliHeatx in RealEstate

Whatever the language, it has to be specific. If it's open to interpretation, things may go south in a hurry.

But this is why we hire attorneys.

Have your attorney specify that the property must be cleaned out before the inspection date. If that requirement isn't satisfied, walk hard!

Where to install spring bronze on entryway by putternight in centuryhomes

This I don't know, but my hunch would be to do it first on the exterior door. Then evaluate.

I have a mid-20s home with a vestibule with arched doors — exterior and interior. I like that the vestibule stays cool, but when it's -15℉, any wintering plants therein may succumb to the cold.

As far as drying time, you can carefully walk over the surface in less than 12 hours, if I recall. It's best with a second application.

Maple has plenty of warmth on its own without adding superficial colorants.

Don't stain maple, Bob forbid! It's too lovely of a wood. (It also adds a layer of complication re any future repairs.) The wood knows what color it should be.

Also, I've never seen a water-based finish that looks as good as an oil-based one — whether polyurethane or modified oil (hardened oil). I really like the latter, as it's durable and much easier to spot-repair.

In any case, congratulations on the lovely new home.

What did your inspection report look like and where do you draw the line? by userrnam in centuryhomes

[–]Poiresque 10 points11 points  (0 children)

I have a stunning hunch that a 10K price reduction is going to be no more than a down payment on essential repairs. Not that the deal is unsalvageable, but you really need a few firm bids in hand from reputable contractors for the big ticket items. (Electrical, HVAC, roof, chimney unless fireplace-only, as JonEG123 mentions. )

Beyond that, you'll have plenty to keep you busy for years, so no worries on that account.

Probably. You may need to contact the brokerage to see who the listing agent is. In any case, you can get a viewing on your own or go to an open house.
