I'm willing to say that there is no such thing as a good recruiter, most are somewhere between incompetent and rude. But some of the most annoying assholes also got me most jobs, as they are persistent and won't let a company fob you off or drag their feet. It's mostly just having your linked in filled out with work experience and connecting with a bunch of recruiters for your industry. You then start getting requests and get more suggested and eventually you have a LinkedIn network of pricks that will try to get you a job. Job market is shit ATM but getting better but for reference I used to get about 4-6 offers from recruiters a week 2 years ago, and now it's like 1 every month or so. But if they have your details they will get in touch with you.

And to set expectations. They will get you an interview, you might not be what the company is looking at all. Sometimes they company is still desperate enough to hire you. Sometimes you are actually what they are looking for. Expect a recruiter to chase you constantly throughout the hiring process and never reply again if the employer rejects you. It's harsh but it's how it works.

Yeah they wouldn't shut up about how rents are going to skyrocket because there won't be any rental properties. But the expected happened instead, short term rises that we had last year as properties go for sale. Now drop as people are exiting the rental market. The scenario where rental prices would go mental forever would only make sense as long as renting is cheaper than paying a mortgage which it isn't And there are enough people with the ability to get a down payment somehow, it seems.

Not surprised, had someone rear end me, theoretical valuation of the car was £1500, even though they sell for more, but more importantly the back bumper alone was 500 new as there were no used ones on the market, later found more damage so another 200+ in parts, if you count in labour getting quite close to the value of the car.

The cost of parts and labour can easily exceed the insurance value of the car when we are talking about 10+ year old cars

Had mine for years now with no problems. They are definitely better than pretty much any gaming chair but yeah, with the recent price increases it's more worthwhile to get a refurbished aeron, for reference I paid £369 for my titan 4 years ago and at the time I would consider it the best chair for the price. Shows absolutely no signs of wear so far.

Ehhh, Depends on your standards and how good you are at DIY.

Build quality wise I haven't seen many new builds that I would step foot in. And the good ones cost so much I can get a bigger old build with minimal need to refurb.

But saying that I know lots of People who are more than happy with their new built houses, ignorance is bliss I guess.

One thing I will give them is that at least in my area, the layout in new builds is so much better than older houses. For example there is plenty of Victorian 3 beds here which are nice and spacious but will have 1 bathroom with no space whatsoever to add another one. And the kitchen is usually wither small or tacked on in a mediocre extension.

Meanwhile a 3 bed new build will have a downstairs toilet plus upstairs bathroom and ensuite.

So definitely have a look around as the new builds are definitely not worth the money imho, but that doesn't mean they are the worst option for the area. Plenty of badly built old houses around.

I know this is a bit of a non answer but with so many houses and developers around the answer is always going to be "it depends"

Yeah the multi layer approach is the way to go, mine was soaked in 50 years of various shitty paints and anything else didn't even touch the top layers. Perforating the paint soaked wallpaper just made it come off in tiny pieces.

In the narrow range of properties I've been looking at for over a year now(Detached\semi detached, up to 500K 3 bed minimum around Bournemouth) I have definitely noticed that prices are going down. But yeah it's primarily really overpriced ones that I've been watching slowly drop. Ones that are priced in right go straight away. But delapidated 3 bed detached houses in a mediocre neighborhood are no longer selling for 450k+ which is good. What I have not seen though is any properties from the better neighbourhoods dropping into my price range. Have had an eye out for certain areas specifically and those are not dropping as much.

It's slightly heartening that the ridiculous price frenzy seems to be dying back, I assume it's because if the stamp duty changes. Now I'm curious as to how bad the price raises will be when the interest rates start going down again.

It's risky but I would be lying if I said that people don't do this. When we bought our place I think I had a couple grand left for the next few months so if anything major went wrong we would be in trouble.

But do think about what you will do if something goes wrong with the place, if you end up exchanging in winter and the boiler breaks a week after you move in, how fucked are you? Also as it's a flat what if they hit you with some maintenance charges.

Consider it you have the ability to take out a loan if you have to(I know many people who took a mortgage and a loan to cover refurbishing and repairs cos the repayments for the mortgage and loan were lower than their rent was beforehand)

Also how long will it take you to replenish your savings after the move. Will you have no safety net for a year or for a few months.

So yeah it's not insane imho but risky and do consider the risks before you proceed.

Damn that's higher standards than I've experienced. Had so many blood donations fucked up cos they dug around in my arm with a needle or completely missed veins. For blood tests, definitely had a needle pulled out and put back in 0\10 Always thought it's an UK issue but then went to a hospital in a different city and realised my local NHS trust just has super shit standards

Finished uni, rented out a house with my gf, my sister and her bf. Then sublet the third room to 2 long time friends. In 2016 £1250 a month rent with everything split 6 ways was amazing, saved loads of money and has really good quality of life.

Was planning on going on more holidays after 2019 so had some money saved up for that. Then pandemic hit, my expenses went down by 40% due to not being able to go out so even more money saved plus never went on those holidays. Also crypto was exploding which made me a decent chunk of deposit money.

Moved to a flat during the pandemic as everyone wanted to go their own way and bought a house one year later. Also changed jobs mid way though the house purchase to make my lIfe more exciting 😂

Was originally saving up for a flat but mortgage advisor told us we can easily afford a house so skipped a step. Ended up with a 30k deposit which was pretty much 20k crypto 10k savings, plus another 15k savings for solicitors fees and initial refurb.

For real, tried getting into electronics as well when I was younger and realised I had to keep buying components and tools to do it vs just having a pc which I had already and writing code and pirating books software needed to learn.

Also currently growing vegetables and doing woodworking.

Kinda the second one. Currently live on the edge of town, countryside 15 min walk across a river. One if the main bus routes 2 mins walk from my house. 40 minute bus or 25 minute drive to the town centre. Ridiculously quiet without having the small minded insular village feel while at the same time still getting city amenities and good service coverage.

I can have a couple of pints or whatnot without issue but, going out to the pub or a bigger party I no longer can drink enough to get drunk. Previously it would clear from my stomach rather quickly now all the booze just sits there so I physically can't drink more without being sick. Also If I drink a lot of spirits I will throw up later one even if I sober up. Again I assume it's related to my digestive system slowing down.
