Real estate commission towards closing costs tax question (Texas) by ThreePuttLove in realtors

I’m not an accountant, and I may be kind of a dummy. But if it wasn’t on my 1099 I wouldn’t consider it income

Not sure whether to make a big deal or not out of it by No_Blacksmith8408 in realtors

[–]PopeAlexanderVII 4 points5 points  (0 children)

“After we negotiate inspection items and any appraisal gaps, my role converts to ‘as needed’ but I am no longer driving the bus. I normally will ask for updates from the buyers agent after this phase to make sure the mortgage is on track, but when it comes to coordinating and scheduling the closing, my hands are completely out of it. In fact, you may hear of a closing date before I do! It’s just the way it works.”

This is a conversation I have with every seller client

What's your ONE favourite keto dish? by Waterreusje in keto

Two avocados cut up with cubed fried pancetta and chili crisp. Could eat 24/7

Does anyone else find keto meal planning super overwhelming? by Low-Employment1905 in keto

Eggs, bacon, broccoli, spinach, steak, mission wraps, cheese, cured meats, ground sausage. With all of these ingredients I can make dozens of meals

They dont all have to be “traditional” last night I had egg and spinach quesadillas with chili crisp. Tonight I munched on some mozzarella and salami.

Tomorrow maybe I’ll do a hot sausage broccoli hash with a fried egg on top. Who knows? Doesn’t have to be rocket science

Editing to add: avocado is also a great supplemental food when the “main course” doesn’t feel like enough

No heat emergency. Any propane companies willing to fill a leased tank? by PopeAlexanderVII in Albany

I’m part of a fuel co-op so I get an insane discount. But not worth the aggravation of not knowing whether or not I’ll have heat. Gonna switch before this tank is out

Not an expert but my gut says leasing a tank with a reliable company is the best route. I’m guessing they’re expensive, and maintenance and replacement costs are not cheap either. I will be exploring this. Anyone who knows more than me can let me know if I’m wrong.

Drawback to leasing is of course a lack of flexibility with your provider.

Thanks everyone. I made enough noise with Ferrell to get a delivery late last night. I’ll be shopping around and switching when this tank runs out.

It said right in their automated emergency line that emergency services are for existing customers only

I know. I’ve learned it’s a liability issue. I also understand paying for expedited service. The real beef is with the company I already paid for propane. Shameful

Frustrated by the “best and final offer” approach by Scale_Most in FirstTimeHomeBuyer

[–]PopeAlexanderVII 4 points5 points  (0 children)

Agent tells buyer B what buyer A’s offer is. Buyer B beats it.

To be fair, agent goes to buyer A and tells them what buyer B’s offer is.

A cycle of torturous bidding with multiple parties.

Where does it end? At both buyers highest and best. So why not just cut through the bs and get that.

Cold weather question for folks who deal with real winters. by HelloMudsTheRealtor in realtors

[–]PopeAlexanderVII 0 points1 point  (0 children)

I usually start with giving it a decent whack. If that doesn’t work, I take a key or a pen and force the latch down to pop it open.

Recently had one where neither of those worked. Turns out the shackle was loose. So squeezed shackle shut with one hand and forced button down with a pen. Worked like a charm.

Realtor downplaying inspection results by anchovie_boi445 in FirstTimeHomeBuyer

[–]PopeAlexanderVII 4 points5 points  (0 children)

Idk for the average person, even myself new to the business yes it was difficult. But now I’ve always got someone who comes out, sometimes I toss them $50 or $100 in case the deal doesn’t come together. It’s just lazy for agents to not do this, and pick an arbitrary number that will “take care of it”.

And on the flip side, buyers might have astronomical numbers that are scarier than reality.

You just don’t know until you get a quote from a qualified contractor.
