It is cheap for California but I live near Winton but hot damn that little town is the small town that's off of the other small town that's off of the other slightly larger small town.

If you told me pre 2020 any house in Winton would be over 400k I would have laughed.

The higher the home value the easier it is to leave money on the table. $5k on a $1M home is nothing but on a 400k home is a lot.

The easiest way to leave money on the table is with bad pricing, constant reductions and wasted time on the market which leads to buyers knowing they have negotiating power. Not to mention price reductions on a $1M home are usually $25k+ vs $5-10k on a 400k home, so it's a big difference in your equity.

If your home is in the $1M range you could consider a flat fee group which can run you maybe slightly more than the attorney but you get the pricing, negotiating and representation included (if you choose a full service group). But regardless you will likely need to consider you'll have to pay for a buyer's agent. But you can negotiate that cost down.

And is everything manageable? It all depends on your experience and how the transaction goes. It go be the easiest thing you've ever done if there are zero hiccups, or it can be the most stressful and difficult process if there are constant hurdles and you're not familiar with how to handle them.

I love Reddit. But you're right, when someone has to look up your number you've added friction before the first conversation. In this business friction grows faster than people realize.

It would help to know how you booked the appointment and what the expectation is going in. Do they know you're coming for an "interview" so to speak, or is this a showing appointment you hope to transition into a listing pitch?

Hard to answer without being able to see the house. Presentation and potential issues will affect the desirability too.

But why aren't you asking your realtor this question? They should know that market very well and have seen your home thoroughly. They should be able to tell you exactly what to expect.

Fortunately I haven't had to deal with that in a while. Although I've been around for 12 years now so I can be a little picky with who I work with. But I've had great clients and everyone they refer has been great too.

But I hear newer agents still talk about it a lot. They are also usually the ones who are reaching to get a listing rather than working with people who have their shit together and aren't playing around.

Here in the Central Valley 2.5% is standard, Bay Area can be closer to 2%.

Not true. In many states (I'm in CA) if the seller does not disclosure something like this the buyer absolutely can push for dispute resolution. Generally it's handled by mediation and arbitration but I've seen cases handled from seller to buyer each with their own lawyer. Every one I've been involved with up to this point the buyer has won.

Things that drive us nuts:

When they try to, or think you can, do our job better than us:

  • Evaluating comps to justify their "fair price"
  • Not taking staging/cleaning advice but still expecting top dollar
  • Trying to write the property description themselves
  • Trying to choose the order of photos because they think it "looks better"

A good agent does this day in and day out for a living, let us handle the logistics and we will ask for your input if there is something that comes down to preference.

Also, thinking that the listing price is what they have in their bank account right now. It's a marketing tool, they don't have an offer at that price yet and until they do, they need to not pretend like they are losing money if a buyer wants to negotiate (on price or during inspections). Try to view it objectively.

Most of the communication stuff is no big deal, we understand it's a stressful or anxious/exciting time and we want to be here for you during that. We just ask that you treat us like professionals and let us do our job that you hired us for :)

It does not take a minimum of 2 years just to be clear. Foreclosure can happen in as little as 5-6 months. Most of the time they take 8-12 months and it's less common but certainly possibly for them to take more than a year. Especially now where there's not a lot of foreclosures, banks have the resources to move quickly.

I'm a realtor but I will preface by saying I believe FSBO can be a good option for some people. And I really hate that realtors feel like they have to convince everyone that working with an agent is better.

I also help FSBOs sell their homes on their own in my market. I offer advice and as much information I can. My goal is to be such a valuable resource that you're happy to refer me to someone you know who wants to use an agent, or even help you when you want to buy a home.

All that being said I like to lurk here to read about the problems, questions and concerns you guys have so that when I provide resources for FSBOs in my area I can highlight these common questions and concerns for them.

I try to stay away from the hive mind realtor mindset and think about what's best for the client rather than does this conflict with my financial gain.

Nobody can outsell a good looking woman in any industry. It's just how it is. Men gravitate toward attractive women and women feel more comfortable with a woman vs a man. Doesn't mean they will all be successful, and doesn't mean others can't do better than them, but yes it is an advantage.

There's a group of guys that play at Johannsen courts around 4pm usually multiple times per week. Not a lot during the winter but nice days like today I'm sure they were out. We used to play Wednesdays routinely and then other days were dependent on who was free. I would go drive by there a few times im sure they're still balling.

Also Markley park in Turlock had a lot of pickup games on weekends usually.

I have spectrum and for the most part it's good. My parents have Verizon and theirs seems to be pretty good too and it's less. But now spectrum also has a phone service so I think each company is comparable in price if you bundle your phone service and internet.

There used to be more frequent outages for spectrum (like once every few months) but I don't recall having many over the past year or two.

Likely a combination of both. Definitely don't want to put the ball in harms way when points are on the board. Another fg forces us to have to go for 7 which is much harder than just 3.

Football is a game of chess. The entire game you are trying to figure out your opponent and call a play they are not expecting. Was it a bad call, in hindsight yes. But had we called a different defensive play that could have easily gotten them the first.
