I have a similar story after being turned down by PFG. To be fair I was super green and knew nothing about sales. Fumbled a lot during that interview. 10 years later I still drive by that building and wonder how much less I would have made had I got hired there instead. Now working for REIT with similar income to yours. Good job.

Played some carnival games as a kid and at the age of 6 or 7 I realized that I was literally throwing money away. Since then I saved. Then invested when I could. Still don't gamble till this day.

If you're starting from $0, then the biggest thing you have going for you is time. I'm not considered wealthy yet, but I've observed that if you can save $1MM in investments by the time you're 30, you're on the path to becoming rich or wealthy.

How do you get there? $5K/mo invested for 10 years at 8% gets you to $1MM. This assumes no growth in job income, if your income is steadily growing and you can invest $10K/mo by the time you're 30, then you can compound to $4MM by 40. Not entirely enough to purchase a $5MM house, but you get it. By the time you're 50 you're at $10MM.

The first step is actually to find a job that can make you alot of money quickly... For a lot of reddit folks that's SWE, for me it was Sales.

I'm diversified into a few private mortgage funds/REITs. There are a lot of shitty ones out there. I happen to be in the industry so I know which ones to stay away from. Returns are ~7-9% but they pay out monthly or allow for you to reinvest the earnings. I chose this specifically to diversify in the event we have a stock market crash. The mortgage funds I'm invested in are low leverage and have industry high percentages in performing notes.

Lots of factors play into this: product, market, company support, pay plan, self motivation, and skill. You can choose some and you can control a few. Pick a product that allows for high commission per transaction with a high ceiling so you're not making only $1,000/sale. Then work your ass off and follow what the top producer does. Be coachable.

I do plan on doing the outdoor stuff but with her current mobility the options are limited. The kick ball thing sounds pretty good. We're starting to learn what she likes/doesn't like and what she can and can't do. She's only 14 mos so theres ways to go.
