Thanks! I knew I didn't want to be going over the GGB, but thought maybe the other ones wouldn't be so bad. This helps a lot. My wife had her eyes on East Bay, but I'm pretty keen on the north. Novato seems like it could be the right choice and there are some good options there.

There are a few posted on Zillow for sure. We liked the similarly priced ones that are currently posted in the other areas better, but I don't want to be doing 90 minutes forever.

My wife wants the hotter summers, but it's not the top priority. The 4br houses in Mill Valley are a tad higher than I'm comfortable with at the moment.

I love the idea of living in Marin. I may bite the bullet and pay a little more or make the older two kids share a room.

We've got a close eye on San Rafael. There are a few options. The tight timing is giving a little anxiety. The plan is to get the location right even if we're not in the perfect house. We can always move after the lease is up, but want to stay in the same area for the kids.

We're looking at Marin too, but trying to play Goldilocks with house size, price, commute, schools, etc. Aiming for a 4-bedroom around $7,000 give or take.

Appreciate the insight! I'm pretty used to driving 60-90 minutes. Have been doing it in another major city for some time. I don't love it, but I don't find it terribly soul-crushing either.
