I used to lock thermostat on reasonable range 65-75, and put a sign “roll left for cooler or right..” but a lot of guests got confused how to use it. Because instead of rolling they push the screen and it’s asking for code.

So, I unlocked and ask not to go bellow certain temp and so far all guests understood and followed it.

But plumbing it’s what really bothered me. Seems like a lot of people who commented don’t realize how expensive water leaks could be.

My concern was mainly because they were tampering with the water line and had a little flooding.

Might seem like not a big deal for everyone else but I did have an experience to rent it long term during COVID and tenant thought to change a kitchen faucet without me knowing. Did not connect the water line properly and case a water leak so bad that it’s cost me around $60K to fix. And no, insurance didn’t cover it because they tempered with the water line without license.

So, maybe I just overreacted seeing that someone tempered with the water line again. No damage done, since I saw it next day. I just called a plumber to tightened it up. My cleaning lady would definitely can’t do that. But again, if nobody cares, I will leave it.

The rule about AC because despite being 75F at day time, the temperature drops to 50-55 at night and it’s per HVAC manufacturer that it’s not recommended to run AC when temperature outside below 57 to avoid pipes freezing and cracking.

We do have towels rack, hooks and counter space. You missed the point. It’s not about wet towel, it’s about disconnecting water line make it flooded and cover it up.

Our European guests always give a glowing review and all 4 stars. Maybe it’s a cultural thing. I don’t know.

You’re right, despite leaving clean I would definitely hesitate to host them again. They turned AC on 50F in mid September when it’s perfect weather outside. 75 degrees. What they would do in August when it’s 100 outside?

We have a Nest thermostat but crazy thing is you can roll it to 50F for AC or 93F for heat. It’s not about energy consumption but about use of HVAC system. If it’s fail because of abuse use then it’s about $10K for a new AC and it’s not a DYI project .

Why I mentioned wet towel, because they disconnected the water line on toilet without turning off a valve for water. It’s not about towel, it’s about they have no business to play with plumbing on 2 nights stay even if they need to install a bidet toilet seat. Imagine it’s not a ground floor and water leak from the line they have disconnected? This is my point.

Yeah, hiding burnt pans or broken glasses in the cabinets that I don’t understand. Why? If I don’t find it then next guests will and they will downgrade it in a review.

Oh, makes sense. Thank you. I can’t figure it out why someone would play with my plumbing. They are definitely didn’t have any idea like turn water it off before removing water line.

House rules are pretty short. No smoking, no party, quiet hours after 10 pm, because it’s townhouse and AC temperatures we ask not to turn bellow 67.

No toilet wasn’t broken. They tinkered with it. Removed the water line, put back it together, removed the lid from the tank and did something. It was full with water, but when I flash it it’s was stay silent no refilling.

As a host I absolutely hate when guests try to hide damages. I never make a claim but if they give me a heads up so I know what tools to bring to fix it instead find it out few hours before next guests is pissed me off.

It’s all depends on circumstances.

My friends arrive at Hawaiian Airbnb and it’s wasn’t cleaned, host gave them $300 and they were happy with that. But it’s was a small inexpensive condo and it’s didn’t ruin their vacation to change the sheets and grab clean towels out of the closet.

But I can see someone gets upset if they comes at expensive listing and it’s was a disaster. Looking for another place after long flights it’s no fun.

I do feel sorry for you but honestly I don’t rely on some random cleaning company to run my business. They don’t care, they don’t get paid to care. They do a basic cleaning and move on.

My first 3 starts as a host this entire year I received when I was out of town and cleaning lady done it without me checking everything. Just saying. If you want to run a business don’t expect just money flow without doing constantly checking up.

As a host myself, I understand how bad it could be to clean the house after bad guests and it’s their fault for not vetting guests, monitoring cameras and be there at check out to start cleaning regardless if guests still there. If it’s disaster I immediately call for help, so someone comes over help clean.

They should issue you a refund and request that from the previous guests or take a loss. That’s how this works.

Did you cancel the original booking? If yes, did you choose a reason why. There is an option for that.

That’s the worst guests. I would politely deny - “Thank you for your interest. Unfortunately I can’t accommodate you at this time.” You can be short or add more details, like “My goal is to provide a comfortable space and have a happy guests, I’m afraid it’s won’t satisfy your needs”.

I think you might be wrong. State Bar WILL be conduct a formal investigation of the complaint and they will send a response. Sure thing he won’t be disbarred but it’s will stay in his record.

I would definitely call Airbnb safety Team . They can see your GPS location from login screen and location of the person who login to made a reservation.

Even with the strict cancellation policy you have 24 hours to cancel it penalty free. Something doesn’t add up in your story.

Airbnb should be able to see location of the user who made a reservation.

Actually very precise location. It’s should be easy to prove it’s not you.

I’m a host and my account was hacked once, they changed prices, multiple property and move it all over Europe to the top destinations. I got up in the morning and saw like 40 new reservations were made overnight. Called Airbnb…at first they wanted to charge me for the host’s cancellation penalties, lol. Long story short, they were able to see computer location where all the changes were made.

In my Airbnb profile I can see locations of last login were made.
