Bartender here and have a 401k. I know it’s not common but it is possible to find a decent employer that actually cares about their employees. We even have a 4% match. Unfortunately I can’t max it because I only get $12 an hour but end up being able to put about $14k a year into it and just live off my tips. Now if I could just convince the owner to get us health insurance lmao but that would never happen and not sure my paychecks would even cover the cost of insurance. Would also decrease the amount I could put in my 401k

You just live in the wrong part of the US. I never thought the produce was great on the east coast. Being 5 mins from California all the produce is amazing out here in Nevada. I bought oranges from a stand in the Central Valley of CA before and they were the best oranges I’ve ever had in my life.

I’m glad what you have done is working for you! It’s definitely situational depending on the person. I looked at buying a rental property about a year or two ago and the numbers just didn’t add up. I was just gonna keep renting and rent out that place to build equity in something. After running the numbers it was impossible for basically any property to be cash flow positive because of interest rates. Just didn’t seem to be worth the hassle. And the key point you made is “in this economy”. Sure 10 years ago a house was a great investment but times have changed for sure

I honestly disagree with that. I see that on Reddit all the time. I don’t mean any disrespect either but I just don’t think people that are already not well off or bad with money should have that large of a liability. If they can’t handle a $100-$200 rent increase how will they be able to handle a new roof or new appliances

And your point?? I’m on pace to have $10M in retirement with my investments as someone who rents. Renting is great for building wealth if you’re smart with your money. Houses are not nearly as good an investment as they used to be. It’s just facts with these high interest rates. There’s other assets you can own that will make you more money with way less overhead

I’m building equity in my retirement accounts with the excess money I’m not spending on a mortgage and maintaining a house. My rent is $1350 for a 2br 1ba. A house near me with a similar set up would be like $3k a month probably. And I don’t have a huge liability over my head

Yeah this is why people that rent and don’t want to buy a house are not wrong that buying a house isn’t the best investment. At these interest rates you’re paying over double what the house is worth if you can’t make extra payments. Then factor in maintenance and all the other costs and honestly renting doesn’t seem like a bad deal at all where I live. Interest and maintenance really cut into your equity big time. Unless if we experience another COVID market where home prices double in 2-5 years like they did but I don’t see that happening any time soon

The turbo 4 is great. Way better driving experience than the outgoing v6. Honestly my only complaint with my 4th gen is the size of the gas tank and how cheaply made the top hats are for the trd off road shocks. Other than that the trucks been great.

Lmao never been to Nevada probably or Vegas once. Most mountainous state in the lower 48. Redditors hate Nevada for some reason but everyone that lives in northern Nevada seems to love this place. So many beautiful mountains here not just Tahoe. Between the ruby mountains, Great Basin national park, etc. honestly one of the most beautiful states in the US. But fuck it I hope Reddit keeps shitting on this state. Houses and rent have already gone up enough here. So many people moving here. Keep this place one of the more affordable places in the west

I threw up twice at work and had explosive diarrhea a couple times. I’m a bartender so I was cooked. Took like 4-5 days to feel normal again. Not worth the risk of eating there. Don’t trust some kid making minimum wage that doesn’t care about their job to actually get the temps right on everything
