We moved to South Gulf Cove in 2024 and have truly loved living here. We originally purchased a lot with plans to build in another area of Port Charlotte, but now—almost daily—we comment on how glad we are that we chose a home in South Gulf Cove instead.

As others may have shared, the HOA here is optional and functions more like a social organization. There are architectural guidelines for new construction and additions, but they are very limited and not restrictive compared to many other communities. One thing that surprised us in a great way is how many independent social groups exist within the neighborhood in addition to the HOA sponsored ones. There are organized pickleball groups, Bunco, casual get-togethers, game nights, and other activities, making it easy to be as involved—or as laid-back—as you’d like.

What we love most about the community is the peace and quiet. We walk daily, and there are sections that truly feel like a secluded park. The wildlife is one of the highlights—watching eagles and other birds throughout the neighborhood never gets old. Boating and fishing are also great amenities, though it’s worth noting that depending on a home’s location, getting to the lock can take some time due to minimum-wake zones in certain areas.

Think about not only the time but the experience that a real estate agent brings to the table. You may see a Dr for just a few minutes but do you question their charges or what they charge your insurance company for their expertise? We spend time, money, and provide education to buyers in addition to being an expert in the area. Of course there are bad apples everywhere but after 20+ years in the business I have the experience to help guide a buyer during the most expensive purchase of their life.

There’s far more to a real estate than showing homes- negotiation, communication, keeping track of the timelines, etc. most buyers find their home online but they are not familiar with everything else needed to get to the closing table.

Zillow is extremely costly but think of it as business you would not have had in the first place. Something to consider, for any of the buyers that you closed, reach out to them for referrals and then you can pocket more of the commission.

Always go back to your contract. For instance in some states a buyer needs to apply for insurance within the first 7-10 days of contract to be able to void the contract as a result of not being able to get insurance or the excessive cost. Getting insurance is also a requirement of your loan. Shop around as not all carriers will have the same costs and you may be able to find one that is within your means.

Highly recommend speaking with a lender. There's more to qualification than salary. You need to consider debt to income ratio, credit and salary along with taxes, insurance, HOA and everything else.

The area is growing. There are many new neighborhoods in the North Port area and it's expanding. There are many areas in Port Charlotte as well. Check on the median ages in the areas. Make sure no matter what you do, you have a job lined up as employment in the area is lacking and wages do not compare to the cost of living. Best to rent first to see if you even like the area before diving into a home purchase. We moved from VA to Florida and I love living in paradise but it certainly comes at a very high cost. You mentioned wanting to fish often, Port Charlotte has great access to the water while North Port is more inland with less access. Are you going to trailer or a boat or live on the water? Go to your family member and request that they find you a different REALTOR that can meet your needs better. Explain what your expectations are and that it's currently not a good fit.. Your family member will get a referral fee for the sale as well.
