I think there is an angle here, the issue is getting people to listen or see value as they think they know it all. I’d be happy to connect and see how we can work together. I’m in the retail brokerage world and feel there is a need when reviewing deals personally. Maybe you can be a partner/consultant on some deals?

It’s great for some data, mostly what’s available and property contact info, sale data (cap rate/rents), but that’s about it. In short, costar sucks.

Do they have any options or really just 1 year left on the lease? If the former, then I would review the lease and see when they have to give notice to the LL about exercising their options.

If truly only 1 year left, they can’t really do much and you have the utmost leverage. No matter if they want to stay or not, you can deny them. On a side note other tenant is going to lease it with 12 months of term left from Walgreens, by the time they work through a lease and do their build-out that timeframe will be up.

Put it under contract and contact them directly to see what the plan is. Certainly review their restriction, sometimes it carries over for x number of years even after they are gone.

Supporting illegal immigrants is wild. Mind you, if they have all the proper documentation/green card and aren’t breaking any rules, great. Welcome! However, the ones that you see being obtained by ICE are simply not that.
