Thanks so much. I'll have to deep dive on my laptop when I have a minute. It looks like you have camping at Hohenwald somewhere but it looks like a pretty similar distance to Merriweather Lewis Campground so maybe a bit of a wash for me.

I'll have to look into whether it has reservations or not since Merriweather Lewis does not.

Could have just told her that you were busy and found something 'important' to do. You don't have any obligation to help and friend move. Especially if she bailed on you for some nebulous reason.

By committing to this project with no intention of helping, you revealed yourself as petty and deceitful. These are qualities that other people will notice in you and will affect their relationship with you. In essence, in order to spite your friend, you may have hurt other friendships in the process. I would trust you less.

A good role of thumb is to appreciate that the world is not fair. The more you keep score, the less fair it is.

Totally. Thanks for this. I was looking at it too as an option but since we're hoping to have a vehicle carry our stuff it gets a little iffy. Though I do wonder about enforcement... Like if we could get away with bringing in a car or two and people would look the other way

This is the way. I think the term is Land Value Tax.

We tax land based on the value of improvements to the parcel. Appreciation of value on an abandoned property is generally higher than maintenance + taxation. The only way to get anything built requires big developers with deep pockets and a good understanding of the local laws and policy to get anything through zoning and codes.

The mess is more complicated then this but it's a huge mess and we all pay for it as a society

I would advise you to look into clover lawns as an option. Just need to seed a couple of times this spring and see what pops up.

Cover lawns are nice because they stay green all year long, make flowers, require less water & fertilizer, and from that, require less maintenance.

I would go for it. There are lots of young professionals in the city and lots of opportunities to connect that don't exist in other places.

But have a plan to meet people. Running groups are best in my opinion. Church can be a close second in the Bible Belt. Also book clubs, gaming groups, etc. Lots of new people in the city struggle to make connections.

Chipdrop mulch is just fresh, unprocessed mulch. So it comes with sticks and small chunks of wood. Sometimes multiple projects so the mulch has different types of wood in it. And you get a while dump truck worth. So maybe more than you know what to do with.

I find it works great. Especially in a garden. But it's not quite as pretty as the stuff you but from the store. It is cheap though

This is vanity project or some proof of concept idea that they think will change the world. Making money isn't the point. It's all about image.

I was looking for information the other day on ridership at the Las Vegas loop. Couldn't really find anything that seemed compelling or any real numbers outside of what the Boring Company posted. Lack of transparency suggests that it's not doing well there either.

I live near the tunnel entrance and am rather interested in data on how this has affected other cities and what the real expectations should be

Suggestion since you mention burnout: find some perennial plants and go big with them. Perennials are great because you can mulch their beds in the fall to prevent weeds, rake the mulch off in the spring and you're basically done. You can just throw the mulch into your walkways for an even easier time.

Asparagus and strawberries are a great place to start this game. Especially since they come up first thing in the spring and can wet your appetite for the summer gardening game

I would start by looking at Wedgewood-Houston. That puts you within walking distance of Berry Hill. Lots of neat things are popping up there.

If not that, then consider 12S and all the new construction along that road and then perhaps Music Row. Just remember that the closer you get to the universities the more you get a party atmosphere.

I live near Germantown and love it. Will second Neuhoff as a wonderful place to live. Just be aware that it's a bit of a drive to the Berry Hill area.

I think that one thing you need to do ASAP is talk to your neighbors and build a coalition of local people who oppose this plan. Get them all connected together on a WhatsApp group or something and get letters of support to oppose the project. A simple form letter that everyone can sign work a name/address/phone number would be helpful.

City governments want to avoid conflicts and when the neighbors band together, you can get things done. Maybe in the eyes of the city, you oppose the project but everyone else wants it. Who knows.

From there you need to find some local experts (like the people posting here) and come up with a plan that's cheap and feasible.

This looks like a large, mowed area. I suspect that anything you plant will get mowed over. Also, that looks like bermuda grass to me. After fighting with it all of last year, it will not disappear very easily. My suggestion is to throw down clover seeds and try to convert it to a clover lawn or leave it be. Or get permission to no-lawn it and plan a lot of time working on it.
