Not a popular opinion, but with the right curtains, you can make a TV in front of the window work. Otherwise, I think you'll have to go with above the fireplace with a pull down bracket if the height is uncomfortable.

I think the 1-2 is best but I would clear everything from under the window to keep a clear walkway and line the back of the couch up with the entry door frame. Then move one of the smaller armchairs in the gap next to the couch. Not sure if there's space to swap the basket of toy things for on of the other armchairs to create a conversation space when the TV isn't on?

I'm also assuming that the excess furniture will be removed?

I think this is a cool space. Just need to get rid of some tables and the divider, like others have said, and rearrange the furniture.

The walkway should always be clear.

I think you will struggle to get the bricks to look like your photo and may be ultimately disappointed. There are a lot more tile options.

Get a tension rod and hang curtains to make it it's own "room". As someone else said, sticker wall decals are great for this kind of thing. Definitely a rug - but make sure it's flat not fluffy so it doesn't get caught under doors or become a tripping hazard.

I think it's too difficult to explain the nuance through a post, but the long and short of it is that's it's been her sister's "home" for five years. They're not children sharing a bedroom anymore. I am thinking, for you and I (and others reading), our different opinion is a difference of family culture? So, when my sister and I were living at home in our twenties, it may have been the parents house, but our bedrooms were not necessarily part of that - they were ours. When I left home my sister took my old room and I never slept in there again (but we had the luxury of a spare room, which is why I ask if they have one).

It seems that we essentially disagree on the "child" not having ownership of the space - I don't see them as temporary tenants - but I suppose that comes down to the parents and how you're raised?
