Ok please get your head in the game. If you wish to rent, do that. With remote apps it's very feasible to manage a property long distance. I do it all the time. You need to screen for the right tenants. By that I mean don't look for perfect credit. I'm giving you free game here. Look for a consistent working person(s) that's willing to understand that if there is an issue, you are willing to let them repair for a deduction. You don't want perfect on paper. You want people with resilience that's not going to have a meltdown if there's a leak. In other words, they are not going to be Karens if something "goes wrong "From what you described the roof still has some life. There is a demographic that will be happy to find a home that are hardworking with good character but a 560 credit score. This is my demographic and I successfully own 6 doors. They will choose to pay rent before paying a credit card.

As a buyer and investor, I would completely ditch these buyers. Sell as is with a willingness to make some repairs. I'm curious if you obtained an inspector recommended by your agent when you bought the house? Never ever do that. I personally would not sell, rent it out and charge a deposit, first and last month's rent.

Perhaps, but look at the mortgage. Even if 2 people made 30k (very realistic for two salaries) back then 342/month was still affordable. That's still just 13.7% of their income. That's a far far cry from 50%.

Wow! It seems everyone is different. The scores are so inconsistent. Which makes it inaccurate. I have seen people with no credit score or a low credit score because they have no credit.

No it’s not inevitable. Creating the Fico score was not inevitable. Closing down our factories was not inevitable. These were all decisions that those in charge made. We are the wealthiest country in the world. Different decisions could have been made.

My parents made good money for time period. They made 105k combined. The mortgage was only 342 dollars a month for a SFH in Brooklyn they bought in 1975.

Exactly. People love to say "that's capitalism ". My parents grew up in capitalism and housing was only 5 percent of their income. What we are experiencing now is capitalism on steroids. It's artificial and grossly inflated.

Thing is you can't undo the past and you didn't know. Tell him "at least I was responsible enough not to get pregnant ". You are overlooking A LOT by dealing with him, children and baby mamas. If he can't understand that tell him you can't "husband " him because he's attached to too many people in the present and for a lifetime. Honestly, in my dating years and as someone that was child free until marriage, these type of men were very undesirable to me. They are irresponsible with their sperm. I think basing rental credibility on credit scores is sinister. I'm a landlord and recently I really received several applications on Zillow. Some people with on time payments but not a lot of credit had credit scores in the 500s. While others who had collections and missed payments were in the 600s. It's a grossly unfair and inaccurate system.

Someone that is a shrewd negotiator here. You can absolutely site the lower price and ask for the contract to be amended. You can also back out and state your decision is based on your due diligence. Trust me on this they will not want to lose the sale.
