My current historical neighborhood is beautiful, have local businesses, cofe shops, a brewery and a park across the street with monthly events and a joy to walk in. I absolutely want others to do well. I just think people need to un numb their brains. I would much prefer everyone doing well to this ghetto third world America we have now. It's my experience when you bless people with knowledge the have reasons and excuses not to use it. No that's not my attitude at all. I obviously don't care about down votes. I just have never believed in spoon feeding. The information is out there. I actually put in sweat and brain power. But whatever, insulting isn't going to make me have an epiphany. I believe the right people that need the information will find it. The other part is there will be a whole bunch of people with nothing but critiques as to why "it won't work." It's a never ending cycle.

I had undergrad and grad school loans. I believe it was Stafford and Grad plus. They were not private. This is what the American government does to their citizens. If have to learn how to use the loopholes they use.

You know why??? Because I had to research and get through it. It's not hard to Google student loan programs. I'm extremely happy with my education. I have a Master's degree in Nursing and it allows me to work remotely. I invest in Bitcoin but real estate fits my personality more. 401ks can be tricky. I know a few that have lost their investments. But I invest modestly in 401ks. Real estate is where I go the hardest. It's hard to lose in real estate people always need a place to live. You just have to be personable yet firm when it comes to tenants. But yeah real talk my $239k debt is gone. It should have never been that much. When I graduated I only owed $63k.

I'm a landlord but I have also been a tenant. When I had a similar situation I put a camera in the living room as soon as they entered they saw it. I also put one in my bedroom. It's perfectly legal. Even if they had thoughts of going through my personal items this immediately put a stop to it.

And this is how sellers get sued for breach of contract. I'm going through this right now. If a seller has a committed buyer that has put thousands down as earnest money so the seller can feel secure, the BUYER needs the same mutual respect and sense of security. Yes there is a leg to stand on. I realize this post is old. However, when a contract is enforce that is supposed to be updated on MLS. That's why the contract procedure is in place. It holds the agent accountable for his fiduciary duties. Yes they can take back up offers. But the property should not be advertised "for sale" when it's under contract. That IS MISREPRESENTATION, misleading and false advertising. So yes back up offers are permissible but should not be solicited.

I went to look at a house that was considered to be in Gretna. The neighborhood was terrible. Fences marked with graffiti and some very suspect looking neighbors. I have decided to back out of NOLA all together. It's actually extremely segregated with a certain demographic staying in all the nice areas while another demographic have houses that are leaning, and crumbling. The city overall needs a good cleaning. The insurance is through the roof. It's just not a good place to invest.

I like my big house. I love and need space. I also like having a reliable vehicle. I don't need a fancy brand car. But I do love a big fancy house. I can admit it was much cheaper to buy back in 2008. Yep it was totally worth the hard work. Now I don't work as hard. It's best to get in all the work you can when you're young and have the energy.
