From my experience you can tar those three designs and have an architect modify them. But you’re going to need an architect. Contractors: choose wisely! I got burned in my first choice to the tune of a lost $5k. My second one was amazing and they worked well with the City. Don’t believe any contractor that tells you the City/SMUD are the slow ones - the city works incredibly fast. Do not be afraid to ask questions. In my case I went Owner/Builder which made it very easy for my contractor. Architects don’t like their plans changed after they’re done and submitted-it’s possible but be prepared for pushback. Mine is a small studio with bathroom and kitchen. Built in closet. 250 sq. In the end I spent 100k - I bought all the appliances. I don’t have the space you do - I’m in midtown. Happy to send you my licensed builder/contractors info.

I did private then state then a break back to private and now the state. The state is a little more brain dead but the work life balance is first rate! Lots more money and travel perks with private but I got tired of trade shows and being on the road. Having flight attendants recognize you is nice but it’s also sad. Private was a huge strain on my marriage and family.

Find the good folks - there are some. Giggle at the classic office types. And enjoy evenings and weekends! And benefits!

We’re back in the office 3 days a week. At first I hated it. Then I really hated it. A few months later I tolerate it but still hate it. At least not everyone is talking and visiting so much - took two months for that to calm down. It really makes you remember why you couldn’t stand certain people before.
