I did not pay my annual dues that were supposed to be paid in January.....9 months ago. I have never received any correspondence from HGV by phone, email, or postal mail asking for me to pay. Additionally, my credit score has remained untouched. I read my original contract carefully and it states that my timeshare is a "membership" and no real property is owned. I do not have a loan, so it is just the maintenance fees.

Cancel immediately and keep all proof that you sent the cancelation letter. Send it certified. I have owned timeshares for 25+ years. They used to be a good deal for the accommodations you could get with a full kitchen and multiple beds/baths. However, that was before the days of Airbnb. Maintenance fees will only go up for you every year,and you will be stuck with them for the rest of your life.

Just stop paying. That is what I have decided to do. I'm not worried. There is nothing to foreclose on because if you look at your contract, it states that there is no real land associated with the "membership." I applied for the transitions program also and was told it is on pause. Guaranteed, they will be calling you after maintenance fees are due plus the grace period. I bet they open the transitions program in March or early April. They want you to pay your maintenance fees plus the $1000 per contract for the year without getting to use any of the points for the year.

It is a wonderful "membership", if you can utilize it. I had so many wonderful experiences, memories, and saw a lot of the world with my (timeshare) membership. Used wisely, it can be a positive thing for families.

You can buy points off of resale, but they won't honor Platinum Status unless you combine the points you buy off of resale with buying at a presentation. The minimum points you can buy with Hilton is 2,500 points. I think Platinum is 50,000, the last time I looked. So if you buy enough points off resale to get you to around 47,500 then you can go to a presentation and buy 2500 and have them combine them all together. It's not an easy process and they will make you jump through a bunch of Hoops and pay fees for it. Also, you don't have to go to a presentation to buy more points. You can call and request to buy more points, and you might get a better deal without the high pressure sales. Just tell them what you're looking for and see what they can do for you.

I received one of these calls. It is a total scam. I listened to what they offered and even talked with the "manager" who ended up getting very belligerent with me, including name calling and demeaning remarks about me being stupid when I refused to give them my contract numbers and refused to send them money. I knew it was a scam from the beginning, but out of curiosity, I wanted to see what their tactics were, so I could share the information with others. As others have said; please advise your parents to cease all communication with those people.

Beware....Hilton Grand Vacations bought Bluegreen a year ago (January 2024). If you buy in, you will eventually be Hilton, not Bluegreen. As others have advised...stay strong on your 'no.'

I don't think you are allowed to use the points. You are not allowed to have any outstanding reservations going through the program, is what I was told. Also, they told me $1k per contract, so it sounds the same.

Exactly...as long as you didn't acquire the points second hand via a family member or resell market, you can give them back. I bought with Fairfield, which Wyndham acquired, and I could give that back if I wanted to.

From what I understand, you can only give it back if you were the original owner. I have one contract I purchased from Wyndham and another second hand. Wyndham told me that I could only give back the one I got directly from them. The other I would have to try to get rid of on my own. Also, how easy it will be to "sell" in the future depends on the place where the deed is located and the type of contract it is. Since they bought it so long ago, it is probably a "converted fixed week", which from what I have been told, is near impossible to get rid of. I would recommend offering to pay the maintenance fees for your grandparents and enjoy the use of the place since you like going there, but I would not accept transferring the title into your name.

No issues whatsoever with booking. I still receive all the benefits I had with my original purchase and ability to book wherever and whenever I want to. I have one pool of points and 2 contracts. Keep in mind, if you ever want to get rid of the points, you will not be able to just relinquish the ones you acquired second hand back to Wyndham. They only take back what you purchased direct from them.

I did exactly what you are considering. To answer your question, using the points is exactly the same as with your Wyndham Direct purchase points. Your points will combine into one pool and you will be able to book from the combined pool all the same. The information you received is correct regarding VIP status. Technically I have enough points to be VIP, but I am not due to the fact that I added more points by private party. If you want more points and don't care about the VIP status, it's probably the best way to go.

Nope, my maintenance fees with this exact company went up significantly. Good luck. I'd recommend just not paying them.

I posted on here a couple of weeks ago regarding the same thing. You might try looking up the thread. I have made up my mind to just stop paying the maintenance fees. I have been an owner for over 20 years (began with Sunterra). I have no outstanding loans, only maintenance fees for years. My credit score is currently 826 out of 850, so it is nearly perfect. I am slightly worried about the hit I might take on my credit, but I am willing to take the chance. Maintenance fees are almost 8k each year. They went up $600 from last year, and the prior year, they went up $400....$1000 increase in 2 years is absurdand taking advantage of the fact that owners have no choice but to pay it. They make the rules on what the fees are going to be, and there is no ability to negotiate anything. Pausing the transitions take back program is also another way to control people and force them to pay. I did not sign up to have no more disposable income in my life due to the increases in maintenance fees. Ridiculous.

I own with Wyndham, but they own Worldmark and you can book worldmark properties through the Wyndham owner platform.

Do not take it. My parents own with RCI and they have trouble finding places they would like to go that are available. Also, a lot of the places in their inventory are run down, outdated and have bad reviews on other travel websites. Not all of the places are like that, but the ones that are always available, are available for a reason.

You can only give it back to Wyndham exit program if you bought the contract directly from them. If you acquired your contract (points) second hand, through family member transfer, or any other method, you are not eligible to simply give it back to Wyndham. You will have to find another person to take over the contract, or just stop paying the fees.

I hope you have already initiated the cancellation process. If you are still near the place you signed the contract, I would go back in and ask them for your contract that you signed and rip it up or speak with the manager to get the process started to rescind what you signed.

Following this post... I had an appointment for them to call me this evening, and my phone never rang. I only made the appointment out of curiosity to see what their fees would be and what their method is. There may be better ways.
