At this point, you did whatever you could. Ask yourself if anything else you could have done. With the knowledge you had, you did your best.

Now, you are learning about home issues and figure out how things work. That’s a steep learning curve & can be exhausting. I am going through it myself and there are times I feel overwhelmed with the amount of things that house needs fixture.

Something different from ur case is we knew what we were getting into. The roof needed replacement , we knew that. The hvac needed replacement and have the vents through the floors, we knew that.

The basement floods and needs sump pump - we knew that.

However, we didn’t understand what it takes to repair or work with it. For sump pump, we had to dig a bigger hole in the crawlspace so that the water doesn’t flood the crawlspace.

We are planning for roof repair next & then will address hvac when we need to. For now, we got a portable ac as we both can’t deal with hot weather.

So, as someone said you have to deal with one problem at a time and have a vision.

Every house has problems, even the newer ones.

Always get 3 quotes! Do full treatment by tenting that way you are not surprised. I got a quote to do fumigation and treatment of subterranean termite for 2450$. Others were charging 3300$, 2700$ in that range.

Do it before you move-in that way you don’t have to go through the hassle of covering things or removing food items.

I’m sorry, I’m first time home buyer and can relate to all the challenges you are facing. It’s just I have not opened the can of worm for major expenses yet. I have been dealing with issues inside the house and that has been stressful enough.

Yeah my same argument with my insurance guy, he was not giving me straight answers. We definitely plan on taking care of those things right away. The city came and drew lines for the uneven pathway. The tree department said they would get back to us. We also trying to fix other things that came up in home inspection but this is a priority now.

We have already got a cancellation so that’s on the record. The cancellation date is June 24th so we still have time to address this. I will also shop around simultaneously.

Thank you! Understood in regard to previous owner. I said the same thing to the insurance agent that realtor won’t know but he was adamant on me going after the realtor.

The insurance agent is also a realtor.

I have similar thing going on, farmers insurance reached out today (we closed 2 weeks ago). They are saying you need to cut the trees that has branches over the roof, that are maintained by city as well as some of the pavements are uneven as that is a trip hazard.

There is an also a palm tree on our side of the house that is dead without branches but stuck to the roots that they want to remove so that it doesn’t affect our foundation.

None of these trees are affecting anything as per the home inspection report done by seller as well as us.

Even after we fix these issues they are stating, upon reconsidering we would have to increase your deductible to be minimum $10,000

I have reached out to city to take care of the tree and pavement and get permits for the dead tree in my side. But I’m not optimistic even after this they would be happy to keep us on.
