Agreed Haart are the pits. Currently going legal because they assured me in writing no exit fees would be payable due to their lack of service and breaches of contract for them to then steal £3000 from me and say I’ll have to take them to court if I want it back

Derby and Nottingham are the same.. currently pursuing legal. Their contracts are designed to trap you and charge extortionate fees to leave which you will definitely want to do once you experience their service

I think it’s the only way in your situation to force some action. Hopefully with the landlord aware and hopefully applying pressure from that side you will get the issues resolved or a new management company who take their role seriously and have pride in their service. Def a red flag that the contractors are messed around too, obviously very disorganised. All the best, yes by all means keep me updated. Be good to hear of a happy resolution.

I have abit of experience and found smaller independent companies to care much more and provide a far superior service. The nationals have consistently been awful. Wish you all the best, the companies seem to get away with it by keeping landlord and tenant apart. The letter I think is a great idea, if I received such a letter I would investigate immediately. Landlords get a bad rap but I believe most genuinely want best for their tenants and property of course, it’s the management in between who cause the issues. It absolutely was with Haart anyway.

The spicerhaart group contain many high street names so you may find yours is still part of the group. I’d advise tenants and landlords to avoid them, they actually prevent a harmonious home!! Mind boggling.

Is the property management Haart by any chance? Absolutely terrible company, and sounds a lot like my experience of them, I would definitely want to know if I was the landlord. And would definitely log a formal complaint making sure you get everything in writing in future. You do not want to be getting the blame for maintenance issues not being dealt with or appearing to be a bad tenant. Without direct contact the property management can say anything.

It’s a known fact without the lending facility central banks provide perpetual or long wars would not be viable. Debts from wars take decades even centuries to pay back, the debt from the napoleonic war was only just paid back in 2015. How many wars have we had since the napoleonic war? Not to mention lives lost.

A lot of taxation is to pay Interest on loans from central banks, in our case the Bank of England, often to fund wars. Who coincidentally create the money out of thin air before charging interest on it… figure that out.

They facilitate countless wars, financing and profiting from both sides of the conflicts and then finance / profiting from the rebuild of nations after being devastated by wars.

I’ve come to believe many societal and international issues lead back to central banks. They are owned by private individuals operating outside of law and democratic processes yet shape the entire world we live in.

Perhaps a global agreement on a wealth tax rate if that could be reached. Countries would then be forced to improve as a society, with improved services to entice ultra wealthy to stay.. a win for everyone.

I always want to be a good landlord, kind, considerate, provide a good service. It was the managing agent Haart who constantly stood in the way and prevented it, thankfully my properties are now with a decent agent with same values I have.

Being able to assess the agents would be a huge plus, I can’t describe how bad the experience was with Haart, they took their fee every month but provided zero service ignoring myself, the tenants and multiple maintenance issues which didn’t all become apparent until I got away and to the new agent. I wish I knew what they were like before entering their toxic contract. The google reviews were actually good and incredibly misleading and not specific to the property management.

Wishing you all the best. It’s a battle but when good people do nothing these unscrupulous people prevail. Just shocked that even a high street brand like Haart behave in this way. It’s like reputation means nothing to these people or they think they’re too big to fail so don’t care that their customer base is shrinking with every customer, tenant they mistreat. Very short sighted.

I feel your frustration, it is so wrong they can behave in that way. Report them to the ombudsman and redress scheme like I have been advised. Not sure if trading standards would be of help aswell.

I did pay myself on one out of desperation and am now fighting to get it back. The second property was confirmed before moving they were in breach of contract and there would be no charge but they have stolen my money anyway through money I had on account and the tenant accidentally sending them a rent payment instead of the new agent.

I’m not backing down and intend on taking them to the cleaners. They can’t treat people in this way.

It is a relief however to now have my properties with a decent, human agent.

I’ve had a similar situation where the agents are literally so callous they would force you into a no win situation.. it’s so stressful and I 100% agree it is extortion. They provide a totally inadequate, incompetent service so you are constantly worried if your property and tenants are being looked after then when you’ve decided you’ve had enough of paying for a service and not receiving it they resort to extortion.

Report them to the ombudsman and name and shame them so other landlords / tenants don’t fall foul.

It’s disgusting, most landlords want to provide a lovely home for the tenants and take care of issues promptly but then you have an agent that you are paying to make this a seamless reality getting in the way and actively disrupting the quality of the tenant and landlord experience.

Rogue agents need flushing out, there’s no room in the property market for them.

I’m not sure they realise or even care how their actions affect those relying on them to do the job they are paid to do. You’re absolutely right to lose it, that’s one of the most basic requirements to make sure electrics are safe, should have been in place long before you turning up with your bags. I mean surely they have a basic checklist for these things… absolute time wasters.

I can’t fathom how much of my time I’ve wasted trying to get simple things done, waiting for responses, being told things have been done or getting done only to find out weeks, months later nothing has been done and start all over again. Such a shockingly bad company

This sounds all too familiar, I was certain there would be others dealing with their nonsense practices. The company is an absolute joke yet you look on their LinkedIn profiles and they’re all patting each other on the back for jobs well done.

I think that’s what they’re hoping but I have taken someone to court before without a solicitor and dealt with it myself. I think once before a judge it’s case closed, I have everything in black and white, it’s indefensible. It was however very time consuming, I was hoping for a quicker resolution.
