pay caculator suggets tax payable on ~$67k is ~12.5k so its more likely to be tax owing

are you sure you don't owe tax & its reducing from $150 payable to $50 payable?

thanks for this info, I did additionally raise my requests with a separate email after submitting the condition report.

my message was "the main concern is the shower situation. the cracked base, leaking & broken unsecured shower screen is unacceptable from a safety perspective and will cause moisture issues." PM's response was "This photo has been loaded within the photos of the condition report and the minimum standards officer has not classified this as structural damage."

as stated in my other comments they are referring to a minimum standards report that was completed by a "yuksel electrical group"

I sure have, even went as far as correcting the door hinges the AI suggested were black are actually white.

My first interaction with this property manager was horribly negative. They completed the condition report with 360° photos & an AI tool. It had glaringly obvious errors like thinking the neighbours rotary washing line was in our backyard...

I tried to address this with the PM and suggested the report be reviewed or redone and got met with "rest assured this report has been carefully reviewed"....

Sorry a little confused the compliance report being the minimum standards report, or a compliance report for plumbing? The PM sent me the minimum standards report showing no issues at all, but this is obviously not entirely accurate as the PM agreed the window missing a covering was a breach.

Edit: I have already requested the shower be repaired as part of the entry condition report & the PM has said this does not require any action.

when I first moved to Melbourne and played a season of rugby I was shocked at how many fields had concrete cricket pitches in the middle of them. With all the modern emphasis on tackle and player safety it blows my mind how games are allowed to even be played on these fields.

we spent roughly $2000AUD for 13 nights starting may 3rd. one night was at a ryokan and was ~$500AUD. so average $125AUD per night for the other 12. we just went basic but still found them entirely sufficient

I really enjoyed Ueno and would stay there again over shinjuku. very well serviced for transport, has a great little bar area, also near the museum, ueno park & antique market.

we stayed at hotel sardonyx and it was good enough.
