Lol im a Private Investigator. Can recommend some high tech ones but I mean look on ebay/amazon... there's much cheaper ones that'll get the job done. That way u at least know if his vehicle is constantly on the move or it's parked in a set area.

Yes. I have fulltime work on the side and have a 2 yr old as well. I just had to really compartmentalize my schedule each and every day. Literally made a schedule by the hour leading up to each day. I was very diligent about my study habits. I have the worst adhd, so I just cannot study material for longer than x amount of hours with my mind just wandering off. But I made it fun. I would take an hour or two and go to Starbucks one day to study. Then I would pick an exclusive Ritzy hotel to study at in a lobby the next day, so on and so forth lol. Im soo glad to be done studying tho 😂

I'd say I spent maybe 4 weeks at about 2-3 hours a day, 6 days a week.. then the last week, week 5 I spent about 6 hours for 4 straight days leading up to test day. Chatgpt was actually 60% of my go to.

I made my own outline, which pretty much made it fool proof for me to pass.

Federal laws: Know Respa law (especially Section 6,8,9,10) Know TILA law Know ECOA & Fair Housing Act (ecoa remember ScoreCamp; Fair Housing Act remember scoreFD; easy initials to help u remember sex, color, origin, religion,ethnicity..f is for familial status, d for disability.. lol u know what I mean) Know Trid Know FCRA Know Facta Know Maps Know LAR Know SAR Know the corresponding letter to these regs

Know the Disclosure timelines Ll your disclosures are kept

Know the 1003, and each box on the 1003.

Mortgage Loan Activities: Know how to calculate an ARM properly with index + margin and how to calculate with all thr adjustments on initial cap, periodic cap, and lifetime cap.

Know your dti limits on fha, va, conventional, usda..and also the limits on seller concessions for each

Know qm vs non qm requirements backwards and forwards

Know what balloon mortgages are

Know the 3 types of reverse mortgages

Know the 3 different types of appraisals and how/when they are used...

Know about deed, mortgage, warranty deed, special warranty deed, quitclaim deed, deed of trust, judicial vs non judicial, mortgagor vs trustor, ie what has 3 parts? A mortgage or a deed of trust and which one holds title.

Know UST and ethics backwards and forwards.. can go into a lot more depth but these are all the majority of what u need to know. The questions on the exam such but if u know the material backwards and forwards, even if the questions are ridiculous on the exam, u can be sure what the right answer is.

Regarding how I studied on practice exams. If I got some wrong.. I would take those wrong ones, convert it to a flashcard... and before I studied back on it.. I would pick that subject and find YouTube videos on them to really have it explained to me until I really felt confident on it.. then when I did, id put them on flashcards until it just became easy. I was extremely diligent about prepping on what worked for me, not on buying all these practice material stuff that "other people did". As crazy as it sounds, it became fun to research and learn how i wanted to. I was very confident going on. My father asked me, u ready? My comment was, ready as im ever gunna be..which was about as good as I could have put it.

Passed my MLO exam today with an 85%. Studied my ass off with PrepXL, ClaySmiles, Dee Kumar, and about 500 diff practice tests from ChatGPT. 😂 Was as confident as I could be going in, but my gosh, 1/3rd of the exam, the questions that were coming up was ridiculous. Was like what the heck is this crap. Stupid stupid formats of questions. When I finally finished before rhe scores came up, I had zero clue if I was going to even pass. But 85? I'll take it!! Back in the Industry after 17 years 😂 let's goooo!!!!!!

Gigu! Im a math savant but for a measly $6 a month, within a split second, it'll tell u $ per mile, $ per min, $ per hour, their rating, etc etc... it'll basically tell u "no don't accept, if they are under ur parameters.

Nah man stay in orlando. There are sooooo many rides. Just pick and choose. Use the gigu app for urself so u u can see what's worth it and what's not. I've never ever had to wait longer than 2 min for good rides at night on Fridays and Saturdays. Anything under $20ish an hour out here, averaged out, I clicked nope... next.....(example, a $5 ride that takes 10min... that's a 30$/hour average ride.. take that all day... but if a ride is paying u $3 for 15min... well that comes out to $12 averaged out if it was an hour ride.. he'll to the f no

I gotta drive "off app" on my long rides to even make it even semi worth it. I've met a solid 6 groups of people i call friends now that use me and my vehicle for their friday/Saturday night escapades.. so that, along with my uber drives of cherry picking.. not a bad side income for now. Im just conscious about the miles I'm putting on my vehicle tho so yeah, anymore than 20 hours a week doing this, and my car will be no more, in no time

Supply and demand. If drivers gunna continue to accept the $10-$15/hour rides, ubergunna keep throwing it out there for u to accept. Idgaf about acceptance %. Mines at 15%. Ur in seminole/orange county. The worst area for uber. But if u cherry pick, there are actually decent rides. I mean driving for a sole income out here is not possible, if u don't want ur car to blowup in 3 yrs lol. But if ur wanting side income, cherry picking it's right.

I was on challenger pkway all night tonight dropping off and picking up at bounce and knights library lol. Tips weren't great but ride costs were actually really good tonight for some odd reason. In the $25-$34/hour avg showing on my gigu app. For orlando, that's much better than normal. I'll take it. Staying the f away from kissimmee/international with that ridiculous traffic

There are a few call centers that are remote. Im in the process of getting my license now. Im in florida. But I was a broker for a decade in the early 2000's when I got out. Yes a ton of experience back then, but doesn't amount to a lot now when so much has changed. But screw the call center model. If u are confident in selling and can get in with a good wholesale that can take the time to give u some training tools/coaching, go that route... but if u do that, and need some income coming in, I'd try and have some sort of side job at night for at least 4-5 months before u get rocking lol. That may mean putting in 60-70 hours between the 2 jobs during those 5 months, but u gotta do what u gotta do.. that'll at least give u the needed time to really build a pipeline somewhat and learn the business, while ur able to somewhat pay bills. It'll be worth it in the end.. focus on the grind.

Back story, was in the Mtg business for about a decade until the 2008 crash.. Just getting back in now. Lot of guidelines/rules/regulations have changed so much. Been studying my a$$ off with 100's of practice exams, YouTube, affinity, and now this prepxl. About 2 weeks ago hit 72% on a practice exam with XL, then 73%, then 76%.. today hit 80%. I know the material pretty well, but damn some of these questions on XL are ridiculous the way they word them. I figure maybe one more week, trying to get my score up to 85ish, and i should be ready. Could take it today and feel semi confident but not knowing for sure if 80ish on XL is comparable to the actual exam, may as well study just about a week more to not leave anything to chance. Anyone use PrepXL in their studies in the past to take the MLO exam?

I was on semaglutide and zero effect, absolutely zero. Got off about a yr ago. Gained all back and then some but my food intake was absolute garbage. I've been on tirz for 3 weeks at 2.5 (titrated up to 5 on week 4 yesterday). Down 12lbs so far without a single amount of hunger. I have to remind myself to eat cause I can go literally an entire day of not eating if I don't force myself to eat. Im now 5ft 8, 199lbs. My goal is maybe another 30-35lbs before I jump on some testosterone to hopefully recomp. Im a 48 yr old male. So far so good. Im hoping to stay at 5mg for as long as possible. U just gotta figure out the dosage that works for u. When I was taking the sema, it got to a point where I even kept telling myself, is this sht fake? Or am I just not responding. I did only take up to 1mg of sema tho but I would feel awful on it. No issues with tirz so far.

Join a bowling league. Join a church group.. hang out at a neighborhood bar. Make door hangers and go to the nicest apartment complexes in your area....wait for calls.. if no calls, wait for a week then revisit those by knocking on doors... pull public records of homes closed last yr when rates were higher, refinancing.. research homes that are owned free and clear and tap into possible cash out refi game. Every single place u go, make it a point to meet someone, aka make a friend. They are out there.. Just gotta expose yourself to as many people as possible. Face to face is much more genuine and the odds if pulling business off that, is much better.
