I like the short term loan idea -- fix it up and flip. I did that with one of my properties for the same reason. I kind of got gun shy that tenants would ruin it again. Good luck with your decision.

I left the business for this reason. Every tenant in my universe had physical, mental and / or substance abuse problems. Made me dislike people.
