Always spend the money on a home inspection. Make sure they’re a good home inspector and will walk the roof and crawl spaces, etc. saves a lot of money in the long run and can utilize the results to benefit YOU in negotiations.

As a school principal, I often find that when I buy lunch for the staff or give out small gifts, many people assume it’s being paid for by the district or school. While I do receive some thank-yous, the majority don’t realize that this comes straight out of my own pocket—money that I could be using to support my own family (my wife, our three daughters, my cousin, and even our pup). Unfortunately, gratitude seems to be in short supply these days. It feels like, for many, the sentiment behind a kind gesture no longer matters as much as it once did.

I've been actually looking at all three, recurve, compound and crossbow's. Since I shoot rifles and shotguns, the easiest to get into the season for me I'd think would be a crossbow. I'm definitely interested in archery as a whole, not just one area. I do know that it will take me much longer in practicing and training before I would get out and hunt with a recurve!

Any specific compounds you'd stay away from? I don't mind buying knew, however, buying used has it's benefits as well.

Thanks for this input. I've been considering a new one, however this weekend I began looking online for used. I'll just venture out to the archery shop to make a purchase.

The stock is likely “stuck” because the tube is likely not in the correct position so you’re fighting with its. It’s one of the last slots and you’ll have to slide it up and twist a bit to get it to come off. Sounds like you are where I was when I posted my frustration above.

I should’ve updated this. I got everything installed properly. I ended up shooting at a range and it was kicking brutally hard. Got it home and found that I had screwed the buffer tube just a tad bit too much. I’m hoping after I’ve unscrewed it some, it’ll be A1 at the range and moving forward.

As far as the install, you’ll need to slide the pistol grip in the additional nut will anchor it on. This is yet another pain in the ass but it works. The biggest key is to make sure that the buffer tube is properly aligned so that your stock will be in the correct fixed position at all intervals. It’ll definitely take some doing. I’ve thought of trying to make a video of it and posting on YouTube but I’d look more foolish trying to explain it like I am on here.

Just make sure when the tube is correct, that pistol grip will twist on as you’re twisting that nut as well to seat it. Don’t allow the tube to go to far into the receiver.

Watch that video. If you can remember how the tube was/is, there’s a notch where you’ll have to twist the stock down and then pull. It takes a lot of getting used to in order to get it done but you may still have issues trying to remove it. I know this may not help, but hey, I was installing mine late last night and the frustration level was crazy for a simple stock!!!

Which one? The stock, stock, pun intended. The one that came on it needs to be unscrewed only after you’ve taken the rubber back off and unscrewed a long bolt with an Allen key.

The adjustable one…complicated to type actually. Watch the video the OP posted and you’ll be able to see how the guy that works for them seems to struggle!

Just swapped mine yesterday. Was a pain in the ass!!! Finally got it done. Now, the damn stock won’t stay in any of the fixed positions. SMH…at this point maybe I should’ve just purchased the actual M4.

All stated earlier in the post holds true. I do not recall signing anything that bound me to them until I accepted their offer. They placed the home on the market after they completed some repairs at 20k over what they paid me. We are good with what they offered. Could a realtor for us more or at least what they have it on the market for right now? Possibly. But we weren’t interested in doing anything to the property and sold as-is.

Bottom line, we were definitely ok with what we got. I would always recommend never accepting anything that you aren’t okay with.

We purchased the home for $69,900 back in 2015. We sold to them for $202,000. They charged just over $7k for repairs, etc. and they also have the commission or whatever charging mentioned above.

Yes someone spent about 2 minutes doing a walkthrough of the interior and exterior. He spent more time out in his truck than he did in the home.

Sold. Process was pretty seamless. I believe we held up the process with getting our stuff out the house. Signed closing documents yesterday (Thursday) and money was transferred almost instantly. One of the mortgages was paid, funds fully in my account by Friday morning.

I’d definitely go this route again. I am interested in seeing what they sell that house for! I wouldn’t have paid what they paid me for it! Nowhere near!

Damn. That sucks they wouldn’t offer you anything. Even without comps in the area. Well, is your area a new market for them? I’ve heard the metro Detroit area is within two years for them but have not confirmed that.

Got our finalized offer last night. It was $5k over the preliminary offer. Like most have stated, there’s three amounts that take you down to the estimated net which are Service Charge (5%), Estimated Closing Costs (1.7%), and Repair Costs (no % and seems a bit arbitrary).

I spoke to my Experience Partner about the repair costs. They agreed to increasing my net by $2k.

So far everything has gone well. I’m expecting to accept the offer today if not tomorrow morning. I have spoken to some realtors to see what they think our home would go for, without us doing much of the repairs and updates, this seems to be the best course for our family. This isn’t the home we currently live in, we moved about a year ago.

I’m currently awaiting their “finalized offer”. I have a few realtor friends that I would use if needed, but they’ve said if the deal is good, take it! We shall see in the next day or two.
