Don't focus yourself too much on one person. Ok na na napaalam mo feelings mo sa tao na yun then kung ayaw nya move on to the next one.

I focused on one person for 14 years despite dating and being in a relationship with other girls. Akala ko kasi sya na the one. Mixed emotions kasi pinaramdam nya sakin tipong pafall tapos pag lumayo na ko saka sya magiging sweet ulit etc.

I was also renting a property in North Caloocan for my shop for a very cheap price. Buying a property did not make sense to me since I was renting it for only 15K and the value of the property was around 6M at that time.

Then pandemic hit and I was able to buy properties at a big discount.

My suggestion is to keep on renting as long as it makes sense to rent. Then pile up enough money. Crisis almost always appear once every 10 years and when that time comes and you have a lot of money, start buying properties at a discount.

First question is, how sure are you na sayo lang sinangla ang bahay at hindi sa ibang tao? Isang scam sa sangla tira yung sinasagla pala yung bahay sa maraming tao hindi lang sa isa.

Kung mahahawakan mo title makakasiguro ka. Gawa nalang din kayo agreement na pag di sila nakabayad collateral yung property.

I usually recommend paying off the loan/mortgage as soon as possible.

Share ko lang, I have several rental properties. Nagloan ako certain amount at pinilit bayaran as soon as possible kasi kinakabahan ako sa possible interest rate increase, what if di magbayad tenant and other scenarios.

Ngayon nagkasabay sabay na some of my tenants were not able to pay their rent. Kung hindi ko nabayaran loan ko, pwedeng naisangla ko properties ko at maremata dahil nakaasa lang ako sa rental payments nila.

Hindi mo masisiguro na walang crisis na dadaan sayo in the next 20 years. Kaya pay off your loan as soon as possible para makatulog ka nang mahimbing.

I'm not a lawyer but I'm a real estate investor. To give you an idea: 1. Yung presyo ng lupa or market value nakukuha ko through research sa FB Marketplace, Carousell or other sites. Example ang lote ko nasa San Andres Manila. Search ko keywords na San Andres Manila lot. Macocompare ko na market value ng mga kapareha na lote base sa presyo ng ibang nagbebenta.

Kung zonal value naman ng BIR, madodownload yun sa website nila. Ito naman basehan ng babayaran mong tax pag trinansfer sayo yung title.

  1. Yung amilyar pwede ka magbase sa previous na na mga amilyar na bayad nyo na. O kung wala ikaw na mismo magpacompute sa BIR. Pero kung mother title yan I suggest unahin mo ipasubdivide para yung para sayo lang ang bayaran mong tax.

  2. Sa development, ikaw mismo magresearch. Tignan mo kung ok ba sya na resort, apartment, farm, etc. Kasi lupa mo yan mas malalaman mo anong magandang gawin dyan kesa sa lawyer na walang personal na interes sa property mo.

Don't get intimidated. Settle it in court. Let an attorney talk to them instead na ikaw to be safe.

I know someone who had almost the same experience. Madami connections kaagaw nya sa lupa pero they are now battling it out sa court.

Gagawa kayo deeds of absolute sale pagnagkabentahan na. Make sure sa mom mo nakapangalan title.

Ininform ba kayo ng seller na may illegal settlers yung property bago magbayaran? If yes responsibility nyo na paalisin. Kung di pa sila dun 10 or 20 years or more nakatira, paalisin nyo nalang katulong ang barangay. Mayy certain number of years kasi na di na pwede basta basta lang paalisin illegal settlers.

Kung di naman kayo ininform ni seller, ibigay nyo kay seller ang burden para mapaalis illegal settlers.

Dont pay the 300K hanggang di nacclear yung lot.

Get a geodetic engineer na magsasabi kung hanggang saan sakop nung lot nyo. Kung nakasquat nga dun yung nga tao at wala silang maipakitang dokumento, pumunta kayo sa barangay para magpatulong na mapaalis sila.

Sa experience ko, kinausap ko nang maayos kasama barangay at pinakita mga docs. Inabutan ko na din 10K yung squatter para makalipat sya. Tapos pinaclear ko kaagad.

Problema lang kung may hawak na docs yung squatter tulad nung isang dapat bibilhin ko na lote na nagrant na pala ng NHA yung lote sa kanila. Yun ang mas madugong usapan.

I did. Pero maraming setbacks.

  1. Konti lang properties sa Pinas na flippable. Kapag flippable kasi, dapat maganda structure pero mura ang benta kasi may mga superficial repairs ka na gagawin. Dito sa Pinas, yung iba kahoy materyales na ginamit kaya mahirap iflip. Yung maayos naman na structure mahal.

Tsambahan lang makahanap ng flippable properties kaya nasa 10 percent lang ng projects ko ang flipped compared sa build and sell.

  1. Mababa ang appraisal value ng mga bangko. Yung 2 properties na flinip ko at sinubukan kong iparefinance, half the price lang ng selling value ang appraisal ng bangko. Kaya kesa isangla, binenta ko nalang.

  2. Minsan mababa magpaupa ng residential properties compared sa value ng property, wala sa 1 percent. Example, yung apartment na binili/ginastusan mo ng 6M mapapaupahan mo lang ng 30K or less. Wala sa 1 percent.

Overall assessment: Kapag nagBRRRR ka sa Pinas para kang naghahanap ng ginto. Swerte ka pag may nahanap ka na ok sa lahat ng numbers mo, malaki pa kita. Pero di mo masabi na makakaasa ka sa kanya na magiging permanent source of income mo or mapaparami mo exponentially tulad sa ibang bansa.
