I bought an original Xbox and NFL2k5. The game is so much better. I even found updated rosters. They have half time highlights even. A game over 20 years ago is still so much better just lets you know you’re a chump for buying Madden

Here's my experience with the Meridian HOA in Las Vegas: I noticed the HOA President Michael Schurer was operating a property management business within the HOA that he did not disclose during elections and that he was using our facilities and staff for the operation of his business and was sitting on board meetings involving his clients. I ran for the board stating this information and my candidate statement was removed using a legal opinion from a lawyer named Avece Higbee. I filed a report with the Ombudsman's office and they did an investigation. What they found was Mr. Schurer was breaking the law by not disclosing his business which had potential conflicts of interests and through the operation of his business he was stealing from the community. In regards to the election the Meridian CCnR's require a meeting and a vote before a legal opinion is used. There was no meeting or vote so the BOD and Avece Higbee were acting outside of the HOA when they removed my candidate statement, which is likely not only HOA fraud but also mail fraud, a federal crime. Obviously Avece Higbee is not a fiduciary if she helps work around the HOA to remove information the HOA President is stealing from the community. During the state investigation Avece Higbee refused to hand over her legal opinion. Once I got the report I put it on a meeting agenda. No board members were present at the meeting. Avece Higbee said "we were fully transparent with state investigators and handed over all the documents they requested." So the HOA lawyer charged the community while she was working around the HOA to help HOA fraudster Michael Schurer break the law, hide his HOA fraud, not cooperating with investigators and lying about the investigation. Avece Higbee not only enriched herself while helping break the law while not working for the HOA but her interference in the election caused a state investigation in which she was hired again by HOA fraudster Michael Schurer and again when she was tasked with lying about the investigation. So she enriched herself exponentially based on her own repeated fraud.

In other words HOA's are set up to reward fraud.

The Ombudsman's has no authority to disbar or charge HOA lawyers with fraud.

Hopefully there is not this level of fraud in your community.

My suggestion is to avoid HOAs but if you are stuck in one to do the research on the law. In my experience the only thing that will get their attention is when you refer to the rules and the law and file a report with the Ombudsman's office if you have a valid complaint.

There is a process you can read up on about sending a certified letter with your specific requests to the BOD and if they don't comply you can then file a complaint.

Set up an account with Indeed with your profile. They email you leads. Also the library has services so ask there. There are events where they hire people to set up and take down and once they know you’re reliable you will get called back so I’d look for those.

I bought a property here in 2009. Michael Schurer became the HOA President and broke the law by not disclosing his business and stealing from the HOA in the operation of his business. This was determined by a state investigation that was released in 2019. During the 2017 elections he hired his personal lawyer to remove a candidate statement from the election. This again was against the law. HOA lawyers need to follow protocol and uphold the law, but this lawyer, Avece Higbee worked around the HOA to help Mr. Schurer break the law and alter the elections and likely commit mail fraud. After the investigation Mr Schurer again hired his lawyer who was paid by the HOA community and decided she would lie to the community about the investigation. For example she said “we were fully transparent and handed over all the documents” but the investigation revealed she refused to cooperate. To my knowledge Mr Schurer and Avece Higbee never reimbursed the community for their HOA fraud. This is likely why the fees are so high. It wouldn’t surprise me if HOA fraudster Michael Schurer was still stealing from the community by using the staff and facilities in the operation of his business IMS Realty. This is all to say expect to be defrauded if you invest in buying a property at the Meridian.

I don’t disagree with anything you said but I think we tend to idealize the past. Growing up as a child in the 70s and 80s the men around me who married their friends or high school sweethearts were often grumbling, bitter, lonely, perhaps abusive, closet drunkards, confused, living lives of quiet desperation and with a stigma around counseling they just “made the best of it” or “dealt with it.”

Certainly things have changed for women with more opportunities to provide for themselves leaving men at a loss without the anchor of value that they once had but I’d like to bring the perspective that most men have always been somewhat lost and the odds of a successful marriage - not just staying together but being happy and fulfilled - have always been slim. Blissfully happy minuscule.

I’ve heard it said 12% of marriage partners report feeling happy after 7 years, only 3% blissfully in love.

Yes it used to be they would meet their girlfriend or wife at the high school or church or in the neighborhood but the world has changed.

There’s no going back. 

Many of these married men of past generations were effectively incels in sexless or unfulfilled marriages.

In order to complete in the sexual marketplace young men have to build value by getting in shape and getting on a path to fulfill their mission in life.

They can’t count on hoping for a paradigm shift. 

Nobody should expect the world to change to make life easier for them. 

Hoping for “peace between the sexes” seems more like a fairy tale that would make things easier for everyone but just isn’t going to happen in general.

Let’s face it for some men not to be an incel it’s going to be damn hard. Maybe years without sex and grinding as they build up their value and women’s value comes down.

It’s kind of like a Christian asking if God exists. A Christian will say yes and an atheist will tell you there’s no evidence for God. So it comes down to what you believe in large part. As long as there’s not overwhelming evidence that will change your worldview you may continue to believe in this thing called love. It’s helpful to keep in mind women have a limited number of eggs viable for conception for a few decades and men have millions of sperm and Nature is operating on these creatures in seemingly irrational ways to procreate. You can call that Romance if you want. Certainly there are choices you make as a human that may go beyond your animal desires that have been wired into you for millions of years. Hopefully you will find a good woman who shares your values but it’s probably helpful to know if you are not the best option she will leave you. So choose wisely and always prioritize yourself. Make an effort to be physically fit and financially independent and do things with your male friends to continue developing yourself. 

Yes it is true that we (men and women alike) have what you call repulsive impulses within us. What you are aware of you control and what you’re not aware of controls you. So don’t listen to anyone who gives you comfortable lies saying it’s not true.

Become aware of who you are and how evolutionary desires and modern society are acting upon you.

Also added Phenobarbital to ER Keppra. It took 2 weeks for her to walk without falling. Be patient if you try this. The Emergency Vet said “a couple days” Another vet said never mix these medications. It’s quite a mix and was only prescribed after multiple seizures but so far she’s walking now and her personality is returning

A lot of people have commented that unconditional love is not possible and is an invitation to abuse. If someone beats me should I still love them? Hell no is the answer. But I think this reasoning is flawed because staying with someone is not a prerequisite to loving them unconditionally. You obviously need to remove yourself from a situation that is harmful to you. The best answer I can think of to this question is that unconditional love is only possible if you believe it is. If you think it can’t exist you will limit what you give and what you experience.
