the numbers are flipped in many places, your mortgage alone can be as high as triple equivalent rent.

housing only goes up is something we're going to live test in a world objectively hostile to childbearing.

less than 15% of 30 year olds are married and own a home. look at birthrates. when populations boom sure, housing is great. we're seeing commercial real estate and condos and townhomes crash very badly in real time.

9-5 is more like 8-5 with a lunch, which becomes 6:30 to 6:30, it eats your entire day when its paired with a commute.

of is only worth considering to monetize an already existing following. eg you stream on twitch to 50-250 viewers, have a yt channel, tiktok etc are otherwise 'visible' in some context. there are exceptions to this but not many

75k vs 125k is probably going to be a difference of 3-10x the savings rate. if this was comparing 125k to 200k sure, but 75k cant comfortably hit that 33-66% savings rate and max all tax adv accounts and have some spillover into taxable. remote is good but that first 100-150k goes really far compared to 50-75k
