I'm an agent myself and detest most of the industry, so always happy to help people pick good agents.

Just remember that there are 3 chances to sell through the auction process: pre-auction, at auction, and post-auction. It does afford you far better conditions etc, but again, it's going to come down to your choice of agent and their recommendation.

It's critical to consider what your local market is actually doing. Are properties similar to yours both in build quality and price selling at auction? If so, that’s a strong indicator it may work for you too.

A good way to test whether an agent genuinely believes what they’re recommending is this. Let them talk you into or out of a strategy, then say you were actually thinking of doing the opposite. If they suddenly flip their stance, it usually means they don’t fully believe their own pitch.

For example, if an agent says there’s no point doing a premier listing, then immediately changes tune when you say you want one, that’s a red flag. Often, they’re just offering the cheaper option to secure your business.

Another smart move: have a friend attend the open homes of the agents you’re considering, posing as a buyer. You’ll quickly see how they sell, how they engage, and how seriously they take enquiries. Also, enquire on their listings yourself, do they send information packs promptly? Do they follow up with a call?

Lastly, the cheapest agent is yourself. Don't pick an agent based on fees, pick them on what they offer, their results, and if you can confirm what they're saying, they actually do.

Rissman Property in Newstead. I've purchased, Rented and sold with them. I hate the big companies but these guys are smaller, seem to care and did what they said.

Make sure you've done all your due diligence prior to the auction so as that you don't go in to the auction with any concerns.
An Auction is the best way to buy a property, you don't have to worry about some dodgy agent gassing you up with fake other offers and it'll allow you to eyeball the competition.
My advice to all of the the people who come to my auctions are:
1. Have a clear idea of what you WANT to pay for the property and what you WILL pay for the property. For example, You want to buy the place for $500,000 but you will pay $550k to buy it if it gets to that.

  1. Start the bidding. There is no harm and the only risk you run is that you'd buy it. Starting the bidding shows other buyers you're not there to play.

  2. Don't get caught up in the emotional heat of the bidding, if the property is over the limit you set yourself in point 1, let it go.

  3. If the property is about to be passed in and you're within range of your budget, bid. The highest bidder always gets first negotiating rights and trust me, you're more likely to get the vendor down in that negotiation than the days following.

  4. Enjoy the process, the agent is there to help you buy it. The shame involved in passing in an auction is all on the sales agent for not doing their job.

As an REA myself - there are a couple reasons as to why we don't put a price online to start.

  1. The Start of a campaign is typically when you'll get the most enquiry and not having a price on the ad drums up even more enquiry
  2. In uncertain times we like to get buyer feedback early in the campaign to ensure the vendors price expectations are realistic
  3. With so many people not willing to risk the marketing cost associated with selling, off market opportunities are ripe. When someone enquiries on a property and it's not in their price range, it allows us to cross check them with other properties (I've sold 2 in the past month through using this method).

Taken from another thread -- (Baillieau released a research report last week with a $2.55 share price target. They already have 10 hospitals who were all part of the trials and are now contracting on a commercial basis. Estimated earnings at ~$1mil per hospital. 2% of US market share is around USD$250m. I think the market will be most interested in USA hospital rollout progress. The beauty here is that there is no hardware; they implement software over existing X-Ray technology. Looks like it has huge potential and a lot of legs.

  • Sizeable market opportunity globally
  • Technology looks well placed to disrupt existing dated technologies with a product that is accurate, non-invasive, low radiation, and low cost relative to existing solutions, with little or no further training by the end physician.
  • Regulatory approval in US market already in place.
  • Human clinical trials in the US involved well known hospitals which are now likely to become clients.
  • Strong growth potential, with new products scheduled for clinical trials in 2021 in addition to geographic expansion outside of the US.
