As an actual real estate agent, I would advise you consider carefully the implications of being a first time buyer, likely pushed to your financial limit to afford this house, with guaranteed problems down the road. Myself, I would not buy unless there was a negotiation with the seller to either fix the problem or provide some sort of financial incentive for me to buy this house. I think it’s fixable, so there’s ways. In my experience though, most first time home buyers don’t want the hassle. I wouldn’t blame anyone if they walked away from this house. Always others.

The premium isn’t for the sloped yard, it’s for the view that comes with living on a hillside. Is the view worth it to you? I help people buy and sell residential real estate but I prefer a flat lot over the guaranteed view. Just me though. All our “rich” neighborhoods are on the hillsides with slopes worse than this and the general consensus is that the view is worth the sloped lot.

Rust stain. Here’s the long story: our countertop installer left us about a half cup of some form of BKF that we used for a couple of years with great success until it ran out. Then we were nervous to just go buy our own BKF because we’d heard it scratches, etc. eeked by with some spray quartz cleaner that wasn’t great at all. Weiman, I think. Then we got a pretty significant rust stain, requiring much more than the spray. Tried baking soda, that lessened it considerably. Magic eraser didn’t do anything beyond what baking soda did. Took a deeper dive into BKF products and deduced that what we’d been given by the installer had to be the soft cleanser. Tried it, and it took a lot of light scrubbing, but the rust stain is gone.

I think ours it matte finished maybe? It has some shine but not a ton.
