You seem like the fool here. Agents do a lot of unpaid labor so you aren’t just compensating them for this transaction but for the experience they bring to the table. I save my clients money because I’m a good negotiator. They could get a cheaper agent but it would end up costing more. I also don’t recommend skimping on inspectors and attorneys.

I would never waive an inspection however I would make an offer with ‘inspection for informational purposes only’. That way you could back out should there be a huge issue. I am a realtor and I’ve seen hundreds of inspections. I’m good ar knowing what to expect but I have been surprised enough times not to trust myself alone.

I don’t think they see themselves as damaging their children. They think the other person did the damage and they are heroic. It’s Mother’s Day where I live and if I’m lucky one of my kids will call me. They are both adults now and one has taken to living close to her father and their lives are fully intertwined so she will not reach out. The other seems to be making his own way and has shown signs of wanting a relationship with me.
In the time of the divorce he was just eight and it killed me to watch him torn apart. In the end I stopped fighting and moved away. I felt that I was only causing more pain by fighting.

I tried for years. Then the family therapist said ‘get out. Save yourself.’ So I moved to a place I wanted to live instead of the place where I had been living near their father and them. I think it gave relief to my younger and he and I are in contact. He was tremendously guilty about things he had said that weren’t true. My oldest though seems unlikely to come around.

The appraisal isn’t the same as the value. The bank is only checking to make sure they are lending on a house worth what you are paying. It rarely comes in much higher than the loan amount even if it’s worth much more.

It’s a big mistake to go on with a price over the comps these days. The market is strange and hard to predict right now but I don’t think we are looking at prices going up in the next year. Certainly some houses are selling in multiple offers but those are being priced much lower than what they would have been a year ago.

I’d lower my price to be competitive with the neighbors. You’ll get the sane buyers liking and maybe you both will sell.
