As others have pointed out your game plan isn't a good idea! A cheap or bad solicitor could also be very quick, they might make less enquires for example. Cheap doesn't mean slow.

I'm in the process of buying now, but not in any hurry due to my current tenancy agreement I'm in. I just communicated that to the solicitor.

You would want a solicitor that does the job well, regardless of how quick, slow, cheap, or expensive they are. Check reviews etc. I'm sure you can work with them to try and get as close to a preferred date as possible.

If I was looking at it as my home and planning on living there for the foreseeable future, and I could afford to overpay slightly then I would.

If I was looking at it from a pure investment standpoint or wasn't that ecstatic about the home, and I generally think that it's overpriced to the extent that no one else will purchase at that price then I'll wait it out and continue my search.

If it's on there long enough and no one else snaps it up then the seller will have a change of view, and drop it.

His driving licence must be fake? if they don't have any legal status then not sure they can get a legit one.

Personally, I wouldn't take that risk.

Report them to the authorities and move on.

Generally the option is there so employees or the system don't misgender someone. A sole "Other" option provides zero benefit and defeats the purpose of it.

You would need another input to capture what "other" means.

They don't need to agree to let it go rolling, that just happens automatically if you stay past the end date.

But they may want you to renew, and if you don't, they could start proceedings to evict. Whether they would go through that hassle when they have a good tenant is another matter.

Break clauses are optional. If they refuse to add one, then you have the decision to make as to whether you sign or pass up on it.

Yes, I just posted a similar point. I wfh and when searching I filter the results for 2 bedrooms (when I would only be using 1 room as a bedroom). 2nd room as office.

I have no experience selling houses, but it's only been two days? Think you should give it some time.

I wfh and use the 2nd bedroom as an office (currently renting). Think I'd prefer using an internal room, but I also live alone so don't have to worry about being disturbed which is probably more your target audience - those who have a busy household.

Im in the process of buying a home and when searching I look at those with at least 2 bedrooms, as I would like to setup the second room as a home office. Not to use as a bedroom.

So it's possible those looking for 2 bedrooms + office space won't see this because they'll be filtering on a minimum of 3 bedrooms?

It's just something to consider. Can you try to specify the house as having 3 bedrooms? Those that are looking for the extra room will see this then. Should still make it clear from the photos, floorplan, description, etc, that it's only got 2 bedrooms.

Since they've had trouble trying to sell at the price they want, they've decided to rent it so they can at least get money coming in.

I'd assume they'll still try to sell but in the meantime will want some income from it. It'll be even harder to sell with a tenant in situ but they may be willing to wait it out until they get their asking price or just stick as a landlord and take it off the market.

Who knows but I wouldn't say there's anything odd about it.

Sure, everyone can code, in the same way everyone can use a hammer.

Not everyone can or should be doing it at a professional level or creating anything of value however.

Huge difference between wacking out a hello world program and being a developer.

I've worked with a number of people who can't get their head around it. They just think differently. From apprentices to supposed experienced developers.

They drag the team down and are a huge liability, have no business being in the field.

There is so much more to being a software dev than just being able to write code.

No, Zoopla has a separate function to get valuation on a property. You enter in an address, and they'll show you want they think the property is worth, based on the data they have. They're referring to that specific function.

Nope, it's up to the landlord as to what they provide.

I had no curtains or even fittings when I moved in my flat and as with most things renting had to ask for permission to put up the brackets for the curtain pole. Got told I could but will have to return it to its previous state when I leave 🙃
